Assist the Building Manager / Assistant Manager/ Executive to carry out scheduled inspection, general repairs and general supervision of service contractors with the main objective of meeting customers' expectations.
Duties of Building A4 Chargeman
1. To provide good customer service to meet customers' expectations with regards to complaints.
a) To effectively carry out repair works as per work order generated or upon superior's instructions.
b) To ensure that all works carried out are properly documented and reported to superior upon completion.
c) Ensure that all complaints are attended to within the same day.
d) Ensure all work orders issued are completed without delays.
e) Ensure the customer's acknowledgement is obtained upon full completion of complaint.
2. Supervision of service contractors to ensure that all services provided are in accordance to the agreed service level
a) Carry out regular inspection with the appointed maintenance contractors to inspect the works carried out.
b) Follow up with contractors to ensure that all complaints are attended within the requirements of the Client's Charter.
3. To provide technical services, safety and quality.
a) To carry out daily inspection of all the M & E installations and prepare a daily reports stating the operation condition.
b) To ensure all relevant laws, statutes and regulations relating to electrical system and installation are complied.
c) Monitor in-coming electrical supply and operate the electrical standby genset.
d) To trouble shoot and rectify all electrical and mechanical faults immediately.
e) To perform repair, preventive and corrective maintenance activities.
f) Assist in training staff on aspects of electrical safety.
g) Adhere to Health, safety and Environment procedures while performing responsibilities.
h) Facilitate in implementation of Quality Assurance to ISO 9001.
i) Assist in training staff in the safe operation of electrical facilities and equipment accessible to them.
j) Maintain cleanliness of plant rooms and workshop facility.
k) Ensure maintenance tools and equipment are calibrated and kept tidy and in place after use.
l) To be 24 hours on-call duty as directed
m) Act on any assignment being assign from time to time.
n) Prepare monthly report to the Property/Building Manager on all M&E matters.
o) To assist in the preparation and updating of inventory list of all common property, equipment, plant and machinery, spare parts and etc.
4. Assist the management on the implementation of the House Rules to ensure compliance by all residents and visitors.
a) Understand and implement all House Rules, policies and standing order issued.
b) To carry out spot checks on all maintenance contractors and renovation contractors and report to the executives if there are doubts that the works carried out are not in accordance to the regulations.
