BMS ADMINISTRATORThe BMS administrator is the person designated to maintain, manage and monitor all the building management systems from the BMS room. He oversees the BMS room and is responsible for all the ACS, access card, CCTV system, Public address, HVAC (if applicable) and Fire detection & alarm systems installed in the facility including regular upkeep, maintenance, testing.QUALIFICATIONS & EXPERIENCESThe BMS operator will be a qualified Diploma holder/ B.E or ITI and with minimum 1 year relevant experienceDUTIES AND RESPONSIBILITIESThe duties and responsibilities of a BMS operator include, but, not limited to the following:-The operator shall follow shift handing/taking over process strictly at all the times.-The BMS operator will maintain a log book mentioning all the activities conducted in the shift.-Any pending points from the previous shift shall be communicated to the next BMS operator in writing (Log Book) and will be signed by both the operators.-BMS operator should have regular updates on the equipment\xe2\x80\x99s performance during his shifts.-Any faults in IBMS system, shall be recorded in the complaint log and will be resolved with basic troubleshooting and escalation process as outlined in the BMS Manual.-If at any point of time, the equipment performance goes down, BMS administrator will immediately take necessary action like escalations and basic checks. He will follow the escalation chart displayed at the BMS Room.-He will close and communicate all the mail trails from client, team lead, and other internal members received during his shift and update the team lead accordingly.-He shall be following with the team lead for early closure of all the complaints on IBMS systems which were beyond his scope.-All the checklists to be filled as per the timings mentioned in the checklist, signed by the BMS operator and submitted to the client for their signature.-The list of equipment spares and assets are prepared and maintained by the BMS administrator.-The BMS administrator shall adhere to the client\xe2\x80\x99s instructions on physical and IT related security policies and no violations/exceptions are allowed.-The BMS administrator is responsible for closing all the complaints received during his shift. If any complaint is open, then he shall communicate in writing about the same to his team lead.-He shall be responsible for recording all the communications with the client Workplace team/ Team lead/ any other official communications, for future reference, by any one i.e. internal/external client end.-The BMS administrator shall follow the BMS Operator manual provided by Accenture for security related systems, i.e. Access Control System, Fire Alarm System, CCTV system, Gas Suppression system, Public Address system etc. This BMS Operator manual is reviewed once every year and released with update, if any. The BMS operator shall confirm this on a yearly basis from the client i.e. -Accenture Workplace team.-For HVAC system (if applicable), he shall follow the instructions suggested by the Workplace team/ JCI/Tyco team as per the standard operating procedure. Any further instructions on changes to this SOP shall be documented by the shift operator for future reference. The same will be communicated to his Team lead/ Service engineer for their information and further guidance.-The BMS operator shall assist the team lead in sending the weekly and monthly status report of IBMS systems to Accenture and JCI/Tyco.-The operators at a site must attend to the training programs conducted either by Team lead or any other internal team member at any time during their working period with vendor. Training and Evaluations shall be conducted as per OLA agreed with vendorTRAININGAll BMS administrator have to undergo training upon joining.
