Requirements

• Possess a Diploma in a relevant field such as Building Management, Engineering, or a related discipline.
• Minimum of 2 years of direct experience in building management or a similar role within the construction or property management industry.
• Demonstrated proficiency in vendor management, including sourcing, negotiating contracts, and overseeing the performance of external service providers.
• Excellent interpersonal and communication skills, with the ability to effectively interact with tenants, contractors, and internal stakeholders.
• Strong negotiation skills to secure favorable terms with vendors and resolve conflicts effectively.
• Proven problem-solving abilities, with a track record of identifying and resolving building-related issues in a timely and efficient manner.
• Experience in emergency response planning and execution, including the development and implementation of safety protocols.
• Comprehensive knowledge of building systems, including HVAC, electrical, plumbing, and fire safety systems.
• Proficiency in budget management, including the preparation, monitoring, and control of building operating budgets.
• Thorough understanding of regulatory compliance requirements related to building operations and safety.
• Fluency in English, Bahasa Malaysia, and Mandarin, both written and spoken, to effectively communicate with a diverse range of stakeholders.
• Ability to work onsite at the Kuchai Lama location.

Responsibilities

• Manage and oversee all aspects of building operations, maintenance, and repairs to ensure a safe, functional, and aesthetically pleasing environment.
• Develop and implement comprehensive preventative maintenance programs for building systems, including HVAC, electrical, plumbing, and fire safety, to minimize downtime and maximize efficiency.
• Negotiate and manage contracts with vendors and service providers for building maintenance, security, landscaping, and other related services, ensuring cost-effectiveness and quality performance.
• Develop and manage the annual building operations budget, monitoring expenses, identifying cost-saving opportunities, and ensuring adherence to budgetary guidelines.
• Ensure compliance with all relevant building codes, regulations, and safety standards, including fire safety, environmental regulations, and accessibility requirements.
• Respond to building emergencies, such as fires, floods, and power outages, coordinating with emergency responders and implementing appropriate safety protocols.
• Serve as the primary point of contact for building-related inquiries and complaints, addressing concerns promptly and effectively to ensure tenant satisfaction.
