to oversee the daily operations, maintenance, and administration of the building. The role involves supervising contractors, coordinating maintenance activities, ensuring compliance with regulatory standards, and supporting the Building Manager (BM) in all operational matters.
Key Responsibilities:
1. Contractor Supervision
Oversee contracted services such as security, housekeeping, and maintenance (civil, structural, and architectural).
Ensure contractors meet quality standards, service levels, and contractual obligations.
Review and evaluate contractor performance, maintain attendance and service records, and verify invoices.
Coordinate regular meetings with service providers and document minutes.
2. Building Maintenance & Operations
Assist the Building Manager in implementing preventive maintenance programs.
Handle maintenance service requests, supervise daily job assignments, and conduct building inspections.
Monitor petty cash usage, building licenses, and emergency procedures.
Manage renovation works, tenant move-in/out processes, and parking or traffic operations.
3. Office & Administrative Management
Assist in administrative tasks including purchasing, documentation, and office management.
Maintain complaint records, prepare inspection reports (Form 28), and handle tribunal-related matters.
Prepare monthly operation reports and minutes of meetings with authorities or clients.
