Business Development Manager

About the Role

We're seeking a highly driven Business Development Manager to lead strategic land acquisition and development opportunities. This is a leadership role for someone with strong industry connections, exceptional negotiation skills, and a solid understanding of Malaysia's property market and regulatory landscape.

Key Responsibilities

- Identify, source, and secure new land opportunities through networks with landowners, agents, and key stakeholders.

-:Build and maintain a strong database of land deals, transactions, and market intelligence.

- Conduct market research and competitive analysis to support acquisition strategies.

-'Keep up-to-date with regulatory and planning requirements from local authorities.

- Perform feasibility studies, preliminary financial modeling, and market positioning analysis.

- Liaise with authorities for zoning, approvals, and planning compliance.

- Manage and coordinate thorough due diligence processes including legal, technical, and valuation checks.

- Lead negotiations and finalize key agreements (LOI, Term Sheet, SPA, SSA, etc.).

- Present land proposals and business cases to the management team.

- Work closely with internal teams (Legal, Finance, Planning, Marketing) to ensure smooth transaction flow.

- Monitor and report business development progress in monthly management meetings.

Requirements & Qualifications

- Bachelor's Degree in Real Estate, Building, Quantity Surveying, Marketing, Finance, or related fields. (Postgraduate qualification is an added advantage.)

- Minimum 8 years of working experience in property development or real estate investment, with 5 years in a managerial or leadership capacity.

- Proven track record in land acquisition, feasibility analysis, and deal structuring.

- Strong understanding of local zoning laws, land titles, and development processes.

- Excellent negotiation and stakeholder engagement skills.

- Strong analytical mindset with the ability to build financial models and business proposals.

- Familiarity with legal documentation and regulatory approval processes.

- Proficiency in Microsoft Excel, PowerPoint, and Word.

- Ability to work independently, with a high degree of ownership and accountability.

- Excellent communication, presentation, and interpersonal skills.

-'Possess valid driver's license and willing to travel.

Added advantage

:

- Experience in JV structures, land banking strategies, or large-scale township development.

- Established network with landowners, agents, and local authorities.

- Ability to strategize and execute long-term business development plans.

Job Types: Full-time, Permanent

Pay: RM10,000.00 - RM13,000.00 per month
