Plan, organize, and implement marketing and promotional initiatives such as project launches, open houses, and off-site roadshows to maximize exposure and conversion rates.
Work closely with Legal/Risk Assessment, Documentation, Finance, and Property Management departments to ensure smooth transaction execution, regulatory compliance, and effective post-sales support.
Develop and manage a strong sales pipeline independently or in collaboration with internal teams and external partners through multiple channels, including property fairs, seminars, referral networks, internal campaigns, and strategic partnerships.
Ensure all sales-related documentation, including Sale & Purchase Agreements, booking forms, and financing applications, complies with developer policies, banking requirements, and relevant regulatory authorities (e.g., Ministry of Housing, NAPIC, and Bank Negara).
2. Compliance & Brand Representation
Represent the company as a brand ambassador, ensuring every client engagement reflects the organization's values and premium market positioning.
Maintain the highest levels of ethical conduct, transparency, and regulatory adherence in all sales activities.
3. Team Leadership & Performance Oversight
Define clear, measurable performance indicators for both individual team members and the overall team, aligned with project timelines and organizational targets.
Set a strong example by upholding professionalism, ethical standards, and brand excellence in all interactions with clients and stakeholders.
Cultivate a high-performance culture focused on accountability, motivation, and continuous development through ongoing coaching, evaluations, and recognition initiatives.
Hire, coach, develop, and lead a results-driven sales team to consistently meet or surpass monthly, quarterly, and annual sales objectives.
4. Client & Stakeholder Relations
Manage the full sales process from initial consultation and needs assessment through negotiation, unit booking, financing assistance, and final deal closure.
Directly oversee key accounts, including bulk buyers and corporate clients, by conducting site inspections, roadshows, and customized sales presentations.
Establish and maintain long-term relationships with individual and institutional purchasers to encourage repeat business, referrals, and sustained brand loyalty.
Provide professional guidance on property ownership, home loan eligibility, salary deduction schemes (such as SOCSO, BSN, or government-linked programs), and optimal financing structures.
5. Sales Strategy & Market Analysis
Track macroeconomic trends and government housing initiatives such as financing assistance, subsidy schemes, and tax incentives to proactively respond to market changes and customer demand.
Formulate, execute, and continuously enhance integrated property sales strategies in line with project schedules and overall company goals.
Perform comprehensive market studies, competitive assessments, and trend analysis covering pricing movements, upcoming developments, financing options, and regulatory updates to support strategic planning.
Compile and present periodic reports on sales results, market insights, and projected sales performance to senior management.
Requirement
Diploma or equivalent qualification in a relevant field
Prior exposure or experience in the real estate industry
