Responsible for the proper and efficient operations and maintenance of electrical, mechanical, air-conditioning, fire-fighting, plumbing, sewerage, refrigeration, HVAC and other mechanical & electrical services of the facility.
Liaise with utilities providers such as TNB, DOSH, SYABAS, JKKP and other regulatory bodies on utility services and compliance issues.
Manage the operations and maintenance of the facility through self-delivered teams and specialist sub-contractors.
Plan and perform preventive maintenance & reactive/corrective maintenance work to prevent or minimize equipment breakdown and power failures, either through internal teams or subcontractors.
Perform reactive and corrective maintenance during power failures or equipment breakdown.
Attend to all power and machine failure/short/trip and rectify accordingly. To attend any breakdown that occur at the sites during Weekend and Public Holidays.
Support and carry out day to day operation related to facilities and handle all facilities duties diligently and independently
Responsible as a competent person during his shift on any electrical installation. Ensure installations are safe and legal. Responsible in the installation, maintenance and trouble-shooting of electrical wiring systems, air-conditional system, firefighting system as well as other building services. Ensure all statutory regulations are complied with as part of their duties.
Lead and supervise the work of Facilities Management team and subcontractors and ensure good operations and maintenance practices are always maintained.
Assist senior officer / Head of department on overall Admin and Facilities operation matter. support on the inventory management ie lighting consumables, spare parts and others.
Perform daily floor walk to ensure the office space, washroom electrical rooms, ATM room, CE room and other areas are in good condition.
Attend and manage complaint related to facilities and report back to senior admin/Admin Executive on any excursion
Assist to monitor contractor or vendor on the schedule maintenance/visit
Attend and manage the LV switch room and the generator room asset. To do monthly generator Off Load test.
To supervise external contractor works/services and monitor their performance.
To inspect and monitor critical environment equipment ie UPS, critical cooling unit, firefighting system and other assets belongs to site.
To liaise with building management on the issue related to building and participate in the building management meetings.
To undertake and complete report and any other assignment that may assigned from time to time.
To be standby off site whenever required and attend breakdown call.
By default, Chargeman is a one of the members of Emergency Response Team (ERT).
Lead and manage a team of wiremen/ technicians & facility resources to provide effective and reliable support services for all machineries, equipment and facilities.
Monitoring total facility maintenance of MAHSA GROUP including civil and electricity. Create contingency plan for major fault and temporary usage for electrical and Compressed Air System.
Conduct periodic inspection and maintenance of Air System, Air Conditioning System and Fire Fighting System and Lifts.
Maintaining licenses Logs and Renewals as per ST and Bomba Guideline.
Providing training to the MAHSA GROUP maintenance department staff about the proper handling of the equipment \'s.
Coordinating with the installation of all kind of new electrical equipment\'s in the MAHSA Group.
To Assist to Preparing the electrical equipment report (Monthly report /KPI /Utilization) by collecting, validating, and analyzing the information and trends and submitting the weekly & Monthly Utilization report to Immediate supervisor.
Reporting the daily activity to immediate supervisor and working under his guidance.
Air Con, Chillers, Water cool plant maintenance & Service, Coordination with Contractor.
Attend to mechanical and electrical breakdown, trouble shooting and provide regular monthly or yearly maintenance.
Prepare and submit reports related to assign job function to the Immediate supervisor. Conduct monitoring, trending and tracking of daily power consumption of the Saujana Putra Campus as well as initiate preventive maintenance to prevent or minimize equipment breakdown and power failure.
Able to communicate with building occupants/students effectively.
Develop short and long term building maintenance plan.
Develop and maintain records and reports such as equipment and supplies inventories, damage reports, preventive maintenance and repair records, key and lock index.
Able to adapt and act based on MAHSA GROUP Management Decisions and System and SOP\'s.
