Chargeman (A4 / BO) and Assistant Manager This position requires an A4 or BO Chargeman license. This position supervises the maintenance and technical team of a commercial property within the city centre and oversees maintenance and technical services for the commercial property. \xe2\x80\xa2 Responsible for the HT, LV and electrical systems of the commercial property. \xe2\x80\xa2 Manage energy savings for the building and review technologies to assist. \xe2\x80\xa2 Leads the maintenance team of a commercial property and oversees the scheduling and prioritization of maintenance team\xe2\x80\x99s work, including periodic and routine preventive and corrective repairs and maintenance of M&E facilities. \xe2\x80\xa2 Supervises employees under this position\xe2\x80\x99s charge and and oversees the recruitment, appraisal, discipline and resource planning for staff. \xe2\x80\xa2 Communicates with building occupants and directs the maintenance team to assess and resolve any maintenance / technical / electrical issues in a satisfactory manner. \xe2\x80\xa2 Manage vendors / contractors / visiting consultants for the facilities at the commercial building with the assistance of the maintenance team and ensures that service level agreements are followed. \xe2\x80\xa2 Direct the team or be directly involved in monitoring building equipment and taking any necessary equipment readings. \xe2\x80\xa2 Ensure compliance to all Authority-related licensing, certification and regulation for commercial building operations. \xe2\x80\xa2 Ensures work is carried out according to established safety procedures and takes the lead in OSH meetings and reviews for the building. \xe2\x80\xa2 Reviews staff performance and development with Management. \xe2\x80\xa2 Co-ordinate with the building management team to oversee any renovations being undertaken by occupants or contractors, review submissions and As-Built Drawings and conduct Joint Inspections. \xe2\x80\xa2 Co-ordinate with the building management team for the monitoring and performance of security guards, cleaners and overall building operations. \xe2\x80\xa2 Undertake any other duties as assigned, when the need arises.
