Lead all post-project interior fit-out works, including on-site construction and off-site fabrication, ensuring quality, timelines, and HSSE compliance.
Oversee daily site operations while effectively managing and motivating project teams.
Apply strong knowledge of M&E scopes and provide technical input with value engineering to optimize costs, schedules, risk management, and defect control.
Interpret and analyze layout plans, construction drawings, and BOQ; collaborate with Project Managers and Quantity Surveyors on cost control and project efficiency.
Track and manage project variations, amendments, work orders, and site instructions; ensure proper justification and vendor agreement.
Support PM and QS in cost management, vendor claim verification, negotiations, and material delivery schedules to achieve profit targets.
Review contractor invoices, unit rates, and quantities with complete supporting documentation for claim verification and final accounts.
Manage project phases including procurement planning, progress monitoring, final settlements, and ISO-compliant documentation.
Develop detailed project work schedules, assign tasks, and monitor milestones to ensure timely completion.
Liaise with PMC, consultants, and architects during tender processes, providing technical advice and value engineering input.
Conduct site measurements, validate shop drawings, and assess site conditions (structural, architectural, and M&E).
Coordinate and submit mock-ups and material samples for client/consultant approval.
Arrange site protections, hoarding, signage, and safety measures in compliance with ISO 9001 / 37001 / 45001 / 14001 standards.
Job Requirements
Minimum 5 years' experience as a Construction Manager or Senior Supervisor in interior fit-out projects.
Diploma/Degree in Interior Design, Construction, Project Management, or a related field (preferred).
Proven expertise in interior fit-out methodologies, workflows, and project documentation.
Skills & Competencies
Proficient in Microsoft Office and Microsoft Project.
Strong communication skills in English, Bahasa Malaysia, and Chinese.
Excellent interpersonal skills with the ability to coordinate across teams and stakeholders.
Independent, proactive, and results-driven, capable of handling multiple sites/projects simultaneously.
Must possess own transport.
