Responsibilities
1. Construction Project Manager
a. Project Planning & Scheduling
Develop project plans, timelines, and work schedules
Define project scope, objectives, and deliverables
Allocate resources such as manpower, materials, and equipment
b. Team Coordination & Leadership
Lead and coordinate project teams, contractors, and consultants
Assign tasks and ensure team members understand their responsibilities
Provide guidance, support, and decision-making to keep work progressing
c. Budget & Cost Control
Prepare and monitor project budgets
Track expenses and ensure costs stay within the approved budget
Identify cost-saving opportunities and prevent unnecessary spending
d. Progress Monitoring
Monitor daily/weekly project progress against the schedule
Identify delays or issues and implement corrective actions
Ensure milestones and deadlines are achieved
e. Quality Assurance
Ensure all work meets required standards, specifications, and regulations
Conduct site visits, inspections, and review quality reports
Resolve quality issues with contractors and teams
f. Risk & Problem Management
Identify potential risks early and develop mitigation plans
Resolve conflicts, technical issues, or operational challenges
Make decisions to keep the project on track
g. Stakeholder Communication
Communicate regularly with clients, consultants, and management
Prepare progress reports, meeting minutes, and project updates
Address client concerns promptly and professionally
h. Documentation & Compliance
Maintain complete project documentation (reports, approvals, drawings, contracts)
Ensure compliance with safety regulations, industry standards, and legal requirements
Oversee permitting, submission, and authority approvals where needed
i. Handover & Project Completion
Ensure all works are completed according to requirements
Coordinate testing, commissioning, and inspections
Prepare handover documents and finalize project closure
2. Construction Site Engineer
a. Daily Site Operations
Supervise day-to-day construction activities
Ensure work follows drawings, specifications, and project requirements
Coordinate tasks with workers, subcontractors, and supervisors
b. Quality Control
Check materials, workmanship, and installation quality
Conduct inspections and ensure compliance with standards
Report and rectify any defects or non-conformance
c. Safety Monitoring
Ensure all safety rules and procedures are followed on-site
Conduct toolbox briefings and highlight potential hazards
Take corrective action to maintain a safe working environment
d. Coordination & Communication
Work closely with project managers, consultants, and suppliers
Attend site meetings and update team on progress and issues
Ensure timely delivery of materials and equipment
e. Technical Support
Read and interpret drawings and technical documents
Provide guidance to site teams to solve technical issues
Assist in testing, inspection, and commissioning activities
f. Reporting & Documentation
Prepare daily reports, photo records, and progress updates
Track manpower, materials, equipment, and work progress
Report delays or problems and suggest solutions
g. Material & Resource Management
Check material quantities, usage, and storage conditions
Prevent misuse or wastage of materials
Coordinate with procurement for replenishment when needed
3. Quantity Surveyor (QS)
a. Cost Estimation & Budgeting
Prepare cost estimates, BOQs, and tender documents
Analyze project drawings, specifications, and materials
Develop and monitor project budgets
b. Tender & Procurement
Request and evaluate quotations from suppliers and subcontractors
Prepare tender comparisons and recommendations
Assist in awarding contracts and procurement activities
c. Contract Management
Prepare, review, and manage contracts and agreements
Ensure compliance with contractual terms and project requirements
Handle contract variations and amendments
d. Measurement & Valuation
Conduct on-site measurements and verify completed work
Prepare progress claims to clients
Check and certify subcontractor progress claims and invoices
e. Cost Control & Monitoring
Track project costs and compare against the budget
Identify cost-saving opportunities or potential cost overruns
Prepare cost reports and forecasts
f. Variation & Change Management
Evaluate and prepare variation orders (VOs)
Assess impact of design changes on cost and schedule
Negotiate variations with clients and subcontractors
g. Documentation & Reporting
Maintain records of measurements, valuations, quotations, and cost data
Prepare cost reports, progress reports, and final accounts
Ensure all financial documentation is accurate and up to date
h. Final Account & Project Close-Out
Prepare and finalize final accounts with clients and subcontractors
Ensure all claims, payments, and variations are settled
Support project handover and closure documentation
4. Site Supervisor
a. Daily Site Supervision
Oversee and monitor daily construction activities
Ensure workers follow instructions, schedules, and work plans
Coordinate tasks among site workers, subcontractors, and suppliers
b. Quality Monitoring
Check workmanship and ensure work meets project standards
Report defects or non-compliance and ensure timely rectification
Assist in conducting inspections with consultants or clients
c. Safety Compliance
Enforce site safety rules and ensure workers follow safety procedures
Identify hazards and take action to prevent accidents
Conduct toolbox briefings and ensure PPE usage
d. Coordination & Communication
Coordinate materials, tools, and equipment needed for daily work
Communicate site needs and issues to the Site Engineer or Project Manager
Attend site meetings and update progress when required
e. Work Progress Tracking
Monitor work progress to ensure tasks are completed on time
Record daily activities, manpower, and materials used
Report delays, challenges, or site problems immediately
f. Housekeeping & Site Control
Ensure the site is clean, organized, and safe for workers
Monitor site access, material storage, and equipment placement
Prevent unauthorized activities or unsafe work practices
5. Site Clerk of Work
a. Documentation & Filing
Maintain and organize all site documents, drawings, permits, and records
Update and file daily reports, inspection forms, and site correspondence
Ensure documents are properly labeled and easily retrievable
b. Administrative Support
Assist the site team with administrative tasks and paperwork
Prepare letters, memos, and basic reports when required
Handle printing, photocopying, scanning, and distributing documents
c. Attendance & Record Keeping
Record daily manpower attendance and site staff movements
Maintain logs for materials, equipment, deliveries, and visitors
Update daily site diary or logbook
d. Material & Delivery Coordination
Assist with checking and recording material deliveries to site
Ensure delivery orders (DOs) and invoices are properly documented
Coordinate with suppliers for delivery schedules when needed
e. Communication & Coordination
Assist in preparing information for consultants, contractors, and internal teams
Help relay messages and updates to site personnel
Assist in arranging meetings and preparing meeting documents
f. Support for Site Operations
Provide clerical support during inspections, audits, or site visits
Assist project teams in submitting documents to authorities or clients
Help maintain general site office cleanliness and organization
