This position will provide both predictive and preventative maintenance support to ensure maximum facility uptime. This will include building maintenance/support including video surveillance, employee badge management system and working with employees to ensure a safe, functional working environment. The Facility Engineer serves as a subject matter expert and resource to other team members. The Facility Engineer will also be responsible for assisting the Global Facilities Group in lease renewal tracking and negotiations.ESSENTIAL DUTIES AND RESPONSIBILITIESInclude the following. Other duties may be assigned. To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.

  • Provide predictive and preventive maintenance support to ensure maximum facility uptime; perform periodic checks ensuring optimal operation of equipment and systems.
  • Oversee security and janitorial services, including pest control, if needed
  • Manage and maintain site security and access at all times, including management of CCTV and badge access systems, issuing badges to new employees, badge and office utilization reporting, etc.
  • Work with local vendors (landlord, if applicable) on servicing, repairs, changes
  • Develop, follow & manage preventive maintenance plan for critical equipment & systems
  • Monitor, troubleshoot, document and support all maintenance in relationship with the overall building systems
  • Utilize the computerized building management system to monitor status of facility equipment and systems, correct any malfunction, and make needed changes.
  • Ability to write work procedures from start to finish and implement in company work flow.
  • Skilled at interpreting manuals, blueprints, schematics, engineering sketches, diagrams and other drawings to ensure timely and successful completion of projects and maintenance
  • Clearly train other personal on procedures for maintenance and troubleshooting building equipment, and document the training.
  • Participate in site safety committee (Malaysian OSH regulations including documentation of meeting minutes & safety inspections)), safety audits, where applicable, and support resolution of employee concerns if any
  • ERT Coordinator driving procedures, training, awareness, annual drill
  • Manage regulated waste (collection, storage, labeling, disposal, etc.) in accordance with internal and external requirements.
  • Interface as needed with local EHS regulators. Coordinate compliance activities with corporate EHS manager.
  • Support reporting and investigation of work-related injuries and illnesses, in coordination with corporate EHS and HR.
  • Assist as needed with EHS-related training efforts.
  • As needed, review new equipment and chemical requests from a Facilities perspective in coordination with the corporate EHS manager.
  • Ability to lead construction meetings for current and future planned projects, including plans for expansion, fit-out and working with all stakeholders and vendors
  • Perform as a trained first aid responder
  • Perform all work to industry standards complying with all applicable codes, regulations, governmental agency and Company directives related to building operations, chemical handling and following safe work habits
  • Maintains confidentiality of company, client and vendor information.
  • Ability to follow, manage and justify facility budgets and capital expenditures including working with Legal, Finance and vendors on pricing, contracts, billing, etc,
  • Lease discussion support, negotiation assistance and analysis
  • Shipping of major equipment (infrequent)
SUPERVISORY RESPONSIBILITIESThis job will have supervisory responsibilities, especially of any contract/vendor activities.EDUCATION, EXPERIENCE AND SKILLS REQUIREDThe requirements listed below are representative of the knowledge, skill, and/or ability required.   • Minimum of five (5) years of experience in building maintenance and/or preventative measures for trade-specific tasks
  • Minimum of five (5) years of experience following detailed work instructions
  • A basic knowledge of chemical handling
  • Perform preventative maintenance on building equipment
  • Perform preventative maintenance on HVAC and plumbing equipment
  • Must have a high awareness for safety at all times
  • Intermediate trouble shooting knowledge in mechanical and electrical systems.
  • Knowledge with Microsoft Windows, Office and Power Point
  • Ability to follow documentation and recordkeeping instructions.
  • Ability to document and train on maintenance procedures
  • Demonstrated ability to communicate and interact with coworkers in a positive manner
  • Excellent written and oral communication skills are essential. Excellent interpersonal skills. This position receives limited supervision. Requires initiative and creativity to solve problems with troubleshooting techniques.
  • Good problem solving, analytical, interpersonal, planning and organizational skills
  • Available to be on call in case of emergencies
  • Basic electrical knowledge is required
  • Associates degree in a technical discipline such as: Building Maintenance, Engineering, Plumbing, etc. Equivalent or combined work or military experience may be substituted.
  • Essential electrical, HVAC and Plumbing knowledge is preferred
  • Basic autocad skills is preferred
  • Advanced knowledge of building standards and construction practices
CERTIFICATES, LICENSES, REGISTRATIONS
  • Relevant certifications are preferred
PHYSICAL REQUIREMENTSIf there are unique physical requirements to this role (e.g., long periods of standing, routine heavy lifting), please list them here.
  • Ability to lift, carry, push, pull up to 50 lbs.
  • The ability to climb and work from ladders, man lifts, etc.
  • The employee must have strong manual dexterity as he/she is occasionally required to sit and climb or balance as you may be required to work at elevated heights.
  • Ability to work in constrictive attire, wearing appropriate personal protective safety equipment as required.
  • Ability to travel internationally as required.
