Oversee daily building operations, ensuring the proper functioning of M&E systems, HVAC, lighting, plumbing, and other essential services.
Coordinate with contractors and vendors for preventive and corrective maintenance tasks.
Conduct regular site inspections and ensure facilities are compliant with workplace safety and health standards.
Manage and maintain records of maintenance schedules, service reports, and equipment inventory.
2. Fit-Out Works & Renovation Projects
Plan, coordinate, and supervise fit-out, renovation, reinstatement, and upgrading works for office, retail, or commercial spaces.
Liaise with consultants, designers, contractors, and vendors to ensure timely delivery of projects within budget and quality standards.
Review and approve layout plans, material samples, and method statements in line with building and client requirements.
Ensure all works comply with statutory and building management requirements (e.g., submission of permits, risk assessments).
3. Project Coordination & Space Planning
Support space planning exercises, including workstation setup, space optimization, and furniture arrangements.
Prepare and update floor plans, occupancy charts, and seating layouts.
Monitor project milestones and provide regular progress updates to stakeholders.
4. Work Permit & Access Control
Manage and review Work Permit applications and ensure contractors comply with site safety rules.
Coordinate site access, escort visitors/contractors when required, and ensure proper housekeeping post-works.
5. Health, Safety & Compliance
Implement workplace safety and health measures in all facilities and fit-out activities.
Conduct risk assessments, toolbox meetings, and enforce safety protocols.
Maintain documentation for fire safety, emergency preparedness, and building certifications.
6. Vendor & Budget Management
Source and evaluate quotes for FM services and fit-out works.
Monitor budget usage and ensure cost-effective procurement of materials and services.
Verify and process invoices, job completion forms, and service reports.
7. Stakeholder Engagement
Act as a liaison between internal departments, external vendors, landlords, and authorities on all facilities and fit-out-related matters.
Respond promptly to facilities-related complaints, feedback, and service requests.
