About our Client The relationship with this large Global Semiconductor Manufacturing Client started in 2009. First globally with IFM, expanding into Construction projects (EMEA) and Transactions Management (AP). Recently JLL and the client together decided to adopt a Vested, relational contract model for Asia and EMEA combined. As a large client in Asia, has a portfolio of 15M sqft, in 6 large sites covering factory and R&D operations, with 800+ staff on JLL's payroll and 2,300 dedicated vendor staff. IFM is the main service, where we execute the majority of FM services (exclusive of restaurant and security), technical and non-technical. We execute a significant volume of small construction projects, on top of selected major construction projects, as well as lease transactions. The client' s expectations from this role is to deliver on the shared vision Fearlessly deliver consistent industry leading customer experience, operational excellence, and value to shape a better world. Delivery through a vested model & contract to deliver on the implementation of the 4th generation contract. Manage and support the significant growth that the client (and hence JLL) is going through. Grow the business in new areas, such as Energy & Sustainability, Space optimization / OP, Smart Buildings Support the Intel CSR and Sustainability agenda Build a culture of belonging to create a workplace where everyone can contribute to the full potential and delivery their best work. Role purpose Provide leadership, role modelling and strategic direction to the Service delivery teams. Development and delivery of effective strategies, policies and good practice to shape and drive achievement of JLL and client business objectives in order for the JLL Team to maximise operative productivity and deliver against set financial targets. Reporting Relationships Direct Manager: Senior Director (Malaysia Site Lead) Direct Reports: Functional & Site Leads (as per current structure). Role Summary Leadership / Staff Management : Actively encourage an environment that supports teamwork, co-operation, inclusion and performance excellence. Coach the team ensuring high staff morale, trust and work ethics. Formulate a robust Succession Plan and groom a potential successor with less than 2 years readiness with sustainable developments plans. Build strong and successful strategic partnerships between client and JLL, on- and off the direct team Promotes open, constructive and collaborative relations and partnerships with clients, superiors, subordinates, peers and vendors Create a high-performing, integrated team who are committed to delivering exceptional client results. Work with the Commercial Excellence team on margin enhancement and commercial excellence initiatives to improve and/or achieve the target margin for the accounts. Realize the Innovation and transformation program on-time Exceed the Desired Outcomes every year Promotes continuous improvement & Innovation Role models a proactive and ownership focused mind-set Constantly engage and provide cost-effective and innovative solutions to minimize client cost, safety improvement or enhance existing efficiency, reduce workload, and implement automation process steps to reduce human dependent. Ensure all the service delivery are compliant with legislation and current good practice relating to the facilities management industry Risk Management Implement risk management program which identifies major property risks including occupational health and safety, fire safety and essential services and environmental. Ensure data integrity of all information and comply with the audit process periodically. Assist in the development of guidelines and strategies to protect health and safety of staff and others, protect client and Appraisal Property Management reputations. Ensure escalation procedures are in place and observed for incident and problem reporting including advice to client, account teams, Regional Managers and insurance company. Customer Service / Client Relationships: Ability to extract and translate customer expectations into innovative strategic initiatives Balances the needs of both client and JLL Exhibits result orientation Convinces stakeholders based on data, challenges in a constructive manner Knowledge The ideal candidate should have demonstrated the following competencies: In-depth knowledge of strategic innovation to drive growth Deep working knowledge of account finance and account management systems Thorough knowledge of client's model, strategy and industry Progressive leadership experience in corporate real estate, with broad exposure to facilities or property management, real estate service delivery oversight and vendor management Substantial experience leading large, complex, and high value accounts across multiple business/service lines Has managed fast growing P&Ls and lead businesses through transformation Advanced knowledge of current and future industry trends, research and competitive landscapes Experience Has Masters/Bachelor's degree in Facilities or Business Management with 10 -15 years' experience in managing large portfolio consist of major Facility Management scopes, including Space Planning, soft services, and transportation services. Knowledge of local occupational health and safety requirements, critical environment and facilities, and vendor management are also required for this role. In-depth technical knowledge in Quality Management, Ethics and Controls would be an added advantage.
