The role requires you to manage and maintain Parks, Hotel and Sea Life maintenance and facilities in compliance to the local authority requirement, Merlin operations and safety standard. You will be assisting Technical Services Director and the team in achieving the departmental goal. This role requires someone who has high technical acumen, resourceful, decisive, quick thinking in problem solving and work independently.
You are expected to embrace the vision and values of the business to deliver highest standards of safety and compliance. You will also be involved in planning and organizational assignments of engineering projects and monitor the progress to ensure completion within deadline.
You will be responsible for your subordinate(s), providing them the required support, motivation and leadership practices that aligned with the Merlin core values. You will also be required to exemplify your best behavior to your team and work well with other team members in the department/organization and to carry out assignments that are delegated by your superior in a timely manner.
Scope and Responsibilities:
1. Assists the Technical Services Director in regard to park maintenance and budgeting for theme park, Water Park, Sea Life and Hotel facilities
2. Responsible for the facility M&E equipment (HVAC, Fire Protection System, Kitchen Equipment, plumbing, CCTV, Door Access, Wind Speed Monitoring System, and Lift), Schedule Waste, utilities (water) and electrical system.
3. Manages and supervises all activities of employees. Duties include interviewing, hiring, training, scheduling, appraising performance, rewarding and disciplining employees.
4. Manages, coordinates and exercises functional authority for planning, organization, control, integration and completion of engineering projects for the pre-opening construction through park operation and expansion.
5. Ensures Merlin, Legoland, Sea Life and departmental policies are adhered at all times.
6. Keeps abreast of government and state regulations.
7. Oversees safety of guests and employees in compliance with all applicable regulations and internal Merlin Group Safety guidelines.
8. Manages and coordinates activities of workers engaged in repair, maintenance and installation of machines, tools and equipment and in the maintenance of buildings and utility systems of the park.
9. Manages and coordinates activities of service contractors.
10. Manages and coordinates capital projects by planning projects, interviewing and selecting contractors to perform work within the property boundaries and ensures project budgets are maintained.
11. Overall responsibility includes assisting in developing and maintaining a preventive maintenance program to ensure all facilities and equipment is maintained throughout its life cycle.
12. Confers with management and quality control / safety officer personnel to resolve maintenance problems and recommend measures to improve operations and conditions of machines and equipment.
13. Follows established maintenance program, including emergency repairs as required to keep down time to an acceptable minimum in all areas of attractions and facilities.
14. Ensures that all maintenance employees follow the LLMR established employee policies at all times.
15. Responsible for the efficient operations of the Maintenance facility (store) to equip with proper inventory control, work order and PM systems.
16. Responsible for work order tracking and prioritizing to ensure timely completion of all work orders
17. Assists the Technical Services Director in establishing long and short-range maintenance goals.
18. Reviews work orders to determine work priorities. Schedule repairs, maintenance and installation of machines, tools and equipment to ensure continuous production operations.
19. Coordinates activities of workers fabricating or modifying machines, tools or equipment to manufacture new products or improve existing products.
20. Inspects operating machines and equipment for compliance with operational standards.
21. Reviews and discusses equipment needs modifications with the Director.
22. Purchases tools, equipment and supplies required for operations.
23. Keep informed of modern management techniques and technical methods by attending supplemental courses, seminars, conventions, etc.
24. Conducts weekly staff meetings for the purpose of directing, informing, training and motivating maintenance cast members.
25. Creates and maintains teamwork within the maintenance department and all other departments.
26. Creates a work environment that will be productive, challenging and professionally satisfying for subordinates at Park, Hotel and Sea Life.
27. Maintain a high level of professional appearance, demeanor, ethics and image of self and subordinates.
28. Performs inspections to review methods, techniques and procedures and ensuring that employee qualifications are current and complete.
29. Evaluates procedures, methods and maintenance cast member productivity.
30. Formally review Supervisors and employee skills in regard to job performance and discuss written reports with same on a quarterly basis.
31. Directs maintenance of logs and records.
32. Act as a technical liaison between all departments.
33. Maintains inventories of repair materials.
34. Schedules and supervises subordinates, contractors and vendors.
35. Reviews schedules of maintenance Model Citizens with the Director.
36. Identifies researches and recommends and secure bids for projects.
SAFETY, HEALTH & ENVIRONMENT RESPONSIBILITIES:
1. Managers are responsible for all aspects of Health, Safety & Security within their team, in line with the Group Policy (HS001).
2. Managers must ensure that risk assessments have been carried out, that safe working procedures are in place for all work activities and that the employees in their team are aware of the Group Health, Safety and Security Policy and their obligations under it.
3. Managers must ensure that safe working practices are monitored and risk assessments and procedures are reviewed regularly.
4. Where incidents do occur, they must ensure that they are investigated appropriately and that where necessary, corrective action is taken to ensure that such incidents are not repeated.
