Leasing

Identify, approach, and secure prospective tenants to improve and maximize overall occupancy rate. Support retail planning by reviewing and optimizing the tenant and trade mix to ensure balanced offerings. Conduct active sourcing through cold calls, site viewings, and lease negotiations for new and renewal tenancies. Assist in the preparation, execution, and tracking of lease agreements and related documentation. Manage all pre-tenancy and post-tenancy matters, including issuance of necessary documents and ensuring compliance with lease terms. Establish and maintain positive landlord-tenant relationships to ensure tenant satisfaction and retention. Assist supervisors in introducing new tenants and maintaining strong relationships with existing tenants. Operate and manage systems for monitoring tenant sales, lease performance, rental analysis, and forecasting. Conduct regular market research to identify new retail trends, competitor movements, and leasing opportunities. Support feasibility studies and assist in developing innovative retail concepts and curated formats. Maintain organized and up-to-date tenancy, lease, and sales documentation. Contribute to strategies that enhance leasing performance and maximize mall occupancy.

Operations

Oversee and manage the daily operations of the complex to ensure smooth and efficient functioning. Provide excellent service that meets the expectations and needs of both tenants and customers. Handle tenant queries, complaints, and issues promptly and professionally to ensure satisfaction. Collect rental and other related fees accurately and efficiently. Enforce, implement, and maintain Standard Operating Procedures (SOPs) for consistent operational standards. Coordinate and align operational activities with the group's strategic objectives and regional management policies. Support the development and execution of regional leasing and operation guidelines. Assist in training, guiding, and building the capabilities of leasing and operations teams. Conduct business strategy and performance analysis to identify operational improvements and cost efficiencies.

Functional coordination

: To be responsible for overall management of regional leasing and operation according to the requirements of group, regional strategic targets and leasing and operation management policies; to organize and establish regional leasing and operation guidelines and requirements; to organize leasing and operation team talent training and echelon construction.

Operation planning
