We are seeking a dedicated and experienced Manager - Finance & Asset Management to lead the financial and asset operations for a portfolio of stratified properties under JMBs or MCs. The successful candidate will have at least 10 years of relevant experience, strong familiarity with the Strata Management Act 2013, and a deep understanding of both accounting practices and physical asset oversight. This position is essential in ensuring accurate financial control, transparent reporting, and the long-term value preservation of the properties managed.
Key Responsibilities
Financial Management
Manage full set of accounts for multiple JMB/MC properties, including monthly closing, financial statements, and audit readiness.
Prepare and monitor annual budgets, income and expenditure reports, bank reconciliations, and cash flow forecasts.
Oversee timely billing and collection of maintenance charges, sinking funds, and other dues.
Ensure compliance with the Strata Management Act 2013, audit, tax, and regulatory requirements.
Liaise with auditors, tax agents, company secretary, and committee members for statutory and financial matters.
Review payment documentation, approve transactions, and maintain audit trail accuracy.
Maintain financial records using accounting/property software such as SQL, IFCA, or equivalent.
Asset & Property Oversight
Maintain and update fixed asset registers across all managed properties.
Monitor condition of building assets, coordinate maintenance activities, and oversee capital works planning.
Plan preventive maintenance schedules and coordinate with Property Managers on execution.
Evaluate and manage performance of vendors and service contractors (M&E, cleaning, security, etc.).
Ensure compliance with building safety standards and statutory certifications.
Participate in procurement and tender evaluations for building-related services and materials.
Stakeholder Engagement
Present financial and asset performance updates at AGMs/EGMs and committee meetings.
Act as liaison between JMB/MC and Ohmyhome's finance and operations teams.
Prepare necessary financial reports, documents, and analysis for resident committees.
Attend site meetings, inspections, and support Property Managers in addressing committee queries.
Requirements
Bachelor's Degree in Accounting, Finance, Property Management, or related field.
Minimum 10 years of working experience, including strong experience in JMB/MC financial operations and asset management.
Well-versed with the Strata Management Act 2013, Income Tax Act, and statutory audit requirements.
Proficient in property/accounting systems (e.g., SQL, IFCA).
Detail-oriented, analytical, and highly organized with good financial control.
Strong communication and interpersonal skills, particularly with owners, committee members, and service providers.
Able to work independently and take full ownership of assigned properties.
Fluency in English and Bahasa Malaysia is required; Mandarin proficiency is an advantage.
