Job Description

Responsibilities:

1) Operational Finance Management

Oversee the daily financial operations of the property, including cash flow, tenant billing, collections and payment approvals. Monitor and control operating expenses (utilities, security, cleaning, maintenance, etc.) to ensure cost efficiency. Track and analyze variances between budget and actual operating expenditures.
2) Budgeting & Forecasting

Prepare annual operating and capital expenditure budgets for the property. Conduct rolling forecasts and variance analyses to support management decisions. Provide financial insights to support operational planning, leasing strategies and promotional activities.
3) Revenue & Receivables Management

Supervise tenant billing processes for rent, service charges, utilities and marketing funds. Ensure timely collection of rental and other receivables, manage arrears and credit control processes. Work with Leasing and Legal teams on delinquent accounts and renewal terms.
4) Reporting & Analysis

Present operational KPIs and financial highlights to management. Support internal and external audits activities.
5) Compliance & Controls

Ensure adherence to company financial policies, internal controls and statutory requirements. Maintain proper documentation for vendor contracts, purchase processes and expense claims. Liaise with HQ Finance Team on accounting entries, system reconciliations and month end closing.

Requirements:

1) Degree in Accounting or related field

2) Professional qualification (eg: ACCA, CPA, CIMA)

3) At least 5 - 8 years experience in finance

4) Strong Analytical, Problem solving and interpersonal skills

5) Proficiency in accounting system (IFCA, YARDI) and Excel

Pay: RM8,000.00 - RM9,000.00 per month
