General Manager, Project

Pay: RM 20,000 - RM 30,000

Location: Office based near Desa Tebrau

Projects location: Scattered across Johor

Working days: Monday to Saturday

Working hours: 8.30 am - 5.30pm

Industry: Landed house, residential and commercial construction - Main contractor firm

Note:

Despite being a general manager, the role requires travelling around to oversee site progress and carry out rectification resolution to the issue arising. Report directly to Project Director.

Requirements:

Possess at least a Bachelor degree in Construction, Project Management, Civil Engineering, Urban or Township planning or related.

Possess at least 15 years of experience in managing projects specifically residential and commercial projects.

Must possess strong knowledge of the comprehensive process from initial tendering stage - Pre contract to Post contract to construction execution and ultimately up to project handover.

Must be able to communicate fluently in Chinese and English.

Construction software knowledge and proficiency such as AutoCAD.

Must have led at least 5 - 8 projects with successful achievements.

Willing to travel around Johor on a 6 day work week basis.

Responsibilities:

Manage and supervise subordinates - Project Manager, Site Agents, Contract Manager and so on.

Review tendering documents, identify and resolve any discrepancy or potential risk pertaining to projects or contract while liaising with Contract Manager and QS department.

Ensure effective cost management and cash flow management while assuring project is delivered within timeline and the estimated budget.

Conduct feasibility studies and identify any potential risks and mitigate these risks.

Strive to implement improvement programs to reduce costs or in overall, deliver the project with excellent quality, full compliance with local regulations and statutory requirements.

Motivate , lead and guide the team, delegate tasks and unite the team, manage the subordinates under each respective span of control.

Visit sites, attend site meetings, insights, analysis and findings and provide immediate advice and make decision to rectify the site issue.

Review and validate procurement and acquisition of building materials, subcontractors and so on whilst prioritising both quality and cost-effectiveness for the company.

Handle enquiries, reporting to superior, clients, consultants and subcontractors, keeping necessary stakeholders and parties updated of the progress of the project.

Prepare weekly or bi-weekly reports and conclusion and report to the Project Director.

Additional information:

Probation period: 6 months

Performance will be monitored during probation period and there will be revised offers according to the performance observed.
