Job Description

ROLES, RESPONSIBILITIES & AUTHORITIES:



Responsible for leading and managing the full spectrum of the Group's property development activities, from project Planning and design to execution, marketing, and handover. The role ensures that all projects are delivered on time, within Budget, and meet the strategic, commercial, and operational objectives of the company.

Responsibilities



1.

Strategic Planning & Leadership

? Develop and implement the overall strategy for the Group's property development portfolio in alignment with the company's growth objectives.

? Lead feasibility studies, land acquisition evaluations, market analysis, and investment appraisals for proposed projects.

? Provide leadership to the property development team, consultants, and contractors to ensure the successful execution of all projects.

2.

Project Development & Execution

? Oversee the end-to-end property development process including planning, design, authority submissions, construction monitoring, and handover.

? Coordinate with design consultants, architects, engineers, quantity surveyors, and relevant regulatory authorities.

? Monitor project milestones and manage risks to ensure timely delivery of projects within approved budgets and quality standards.

3.

Budgeting & Financial Management

? Prepare and manage development budgets, forecasts, and financial models for all projects.

? Review cost control reports and ensure prudent management of development expenditure.

? Drive profitability through efficient planning, value engineering, and cost-saving initiatives.

4.

Marketing, Sales & Customer Experience

? Work closely with the Sales & Marketing team to ensure alignment of project positioning, pricing, and promotion strategies.

? Monitor market trends and competitor activities to support timely adjustments to sales strategies.

? Ensure a seamless customer journey from booking to handover, including defect management.

5.

Stakeholder & Regulatory Engagement

? Liaise with local authorities, government agencies, and joint venture partners to ensure smooth project approvals and compliance.

? Establish and maintain effective working relationships with internal departments, external consultants, and business partners.

KEY REQUIREMENTS



? Bachelor's Degree in Property Development, Urban Planning, Civil Engineering, Architecture, or related fields.

? A Master's Degree in Business Administration, Project Management, or relevant discipline is an added advantage.

? Minimum 15 years of experience in property development or real estate, with at least 5 years in a senior management role.

? Proven track record in delivering residential, commercial, or mixed-use developments.

? Experience dealing with government authorities, consultants, and contractors in Malaysia.

Job Type: Full-time

Pay: RM18,000.00 - RM25,000.00 per month
