:JOB PURPOSEAccountable to support the team in ensuring civil and plumbing system are in order and functional at all the times for the assigned portfolio.KEY RESPONSIBILITIES

• Execute works orders for Corrective and Programmed maintenance of Civil and Mechanical Services including:

• Architecture.
• Sanitary plumbing.
• Infrastructure.
• To detect faults on the engineering equipment and to ensure all Routine Inspections/Corrective/Breakdown Maintenance are carried out by technical personnel. Notify supervisor immediately any damages/defects observed during the routine inspection that requires immediate remedial if it would compromise the service level.
• Other Mechanical Systems.
• Provide 24 hours call attendance for emergency breakdown and to respond to the emergency breakdown.
• Oversee activities of contractor vendor personnel and suppliers; Monitor contracts for compliance and controls costs; monitor general expenditures, perform quality control inspections to ensure adherence to contract specifications and industry standard.
• Appropriate Personal Protective Equipment (PPE) should be always used as required by law and ensure all safety codes are complied with while testing and maintaining assets.
• Take regular plant log readings such as water tanks parameter & condition of pumps.
• Conduct routine inspections and planned preventive maintenance as scheduled.
• Assist the superior in ensuring comprehensive M & E records and systems are appropriately kept and filed
• Conduct regular walkabouts within the assigned project and identifying areas of concern that affect the quality of living which includes ensuring prompt actions are taken where rectification works or follow ups are required after the walkabout/inspection process.
• Update the superior on any service delivery shortcomings, short or long-term maintenance or asset replacement requirements or compliance issues.
• Respond and resolve all customer communications in a timely manner, via established channels and recommend ways to enhance operations to avoid repetition.

REQUIREMENTS

• Certificate / Diploma in civil, building services or carpenter.
• Minimum two (2) years of experience in property/facilities management.
• Possess good knowledge in C & S that applicable to high rise residential, commercial and or mixed-development.
• Possess good interpersonal skills and able to maintain effective working relationship.
• Fair oral and written communication skills in English and Bahasa Malaysia.
• Computer literate.
