Job Responsibilities Job Purpose
To lead the Investment, Corporate Planning & Research functions of I&AM
Investment:
Lead the strategy formulation, deal structuring & evaluation, negotiation, and execution/management of Investment Proposal (including real estate investment, merger & acquisition, strategic partnership/joint venture, asset acquisition & monetization, new business opportunities, etc.)
Drive business transactions that will bring significant positive business impact to I&AM, with ensuring the transactional aspects/due diligence e.g. relating to commercial, financial/financing, tax, legal, compliance and operational matters, etc. are well covered/addressed to optimize financial return & minimize the risks
Lead the preparation of feasibility study/financial modelling of the Investment Proposal
Lead the preparation of presentation deck/approval paper for the Investment Proposal (including but not limited to market research, deal structure, business case analysis, financial analysis, sensitivity analysis, risk assessment, etc.)
To provide advice & support in preparation as well as negotiation of commercial proposal with the prospects (particularly Ready-Built Warehouse and Built-to-Suit & Lease/Sale projects under Industrial & Logistic Development ("ILD")
To provide advice & supports to each I&AM Business Unit ("BU")
Corporate Planning:
Formulation of overall strategy/roadmap to drive growth
Manage, coordinate & review/refine I&AM BUs business strategy, Annual Operating Plans, Mid-Year Review, etc. (contact point between I&AM BUs & Group Corporate Planning & Development Department)
Manage, coordinate & review/refine I&AM reporting to the Group (e.g. IAM Quarterly Meeting, GMC, etc.)
Monitoring/review/assess the financial & operational performance/key metrics of each BUs & propose strategic plans for enhancement/etc.
Research, Legal & Risk:
Lead the research & market intelligence
Oversee the research functions which include in-depth analysis on Market/Sectors Outlook, Asset Comparable/Transactions/Deals Analysis, Rental/Sale Analysis, Competitors Analysis, Supply-Demand Analysis, Specific Target Area/Country Analysis, etc.
Legal Documentation & Liaising with Internal/External Legal (EOI, LOO, ATBL, LA/TA & SPA, etc.) particularly for ILD BU
Risk Coordinator for I&AM
Impact / Accountability
Accountable for the full process cycle of Investment Proposal
Accountable for the commercial terms mainly on the pricing for rental/sale to the prospects (particularly for the Ready-Built Warehouse and Built-to-Suit & Lease/Sale projects under ILD)
Supports each BUs in strategic decision making, planning and problem solving
The impact will be on the growth of Asset Under Management ("AUM") & recurring income
Requirements Education/Professional Qualification
Minimum Tertiary education preferable in Finance/Investment/Real Estate/Economics/Accounting/Business
Professional Certification in Real Estate/Investment/Corporate Finance is an added advantage
Proficiency in Financial Modelling & Valuation of Company/Real Estate
Professional Experience Minimum 10 years of relevant experience in Corporate Finance, Investment, Real Estate and/or Strategy/Corporate Planning/Management Consulting
