Position Overview: Head of operations oversees rental operations for commercial real estate. In this role, your job duties include researching the background of lease applicants, negotiating lease agreements, and completing all necessary paperwork. Also involve hiring and training employees, planning a budget for the leasing department, and establishing policies and strategies. Key Roles and Responsibilities: 1. Act as the lead sales & leasing person. Oversee leasing and marketing efforts. Ensure weekly and monthly goals are met. 2. Perform activities related to rentals, move-ins and lease renewals, including generating and handling traffic, leasing space, qualifying prospects and preparing lease documents. 3. Shop competition and stay aware of neighborhood market conditions. 4. Handle all incoming leads and ensure all traffic is up to date and accurate in the computer system. 5. Handle all marketing efforts for the property. This includes outside marketing, on-site marketing events, and other sponsored events. 6. Create partnerships with local businesses to generate leasing activity. \xe2\x80\xa2 Maintain accurate records of all community transactions and submit on a timely basis (i.e. rent rolls, schedule billings, move-in/move-out, etc.) 7. Ensure that all monies are collected. 8. Gathering and compiling current market and economic information and preparing competitive and market analysis and market trends. 9. Ensure that the electric and paper lease files are complete and the lease and lease addendums are executed properly. 10. Responsible for the condition of all rental asset 11. Comply with all state, federal and local laws relating to Rental of properties 12. Maintain a positive customer service attitude and provide world class customer service to all prospective and existing residents. 13. Ensure that all service requests are recorded and communicated appropriately. 14. Is proficient at the posting of all monies on the rent-roll system and the procedure for processing invoices. 15. Maintains consistent and punctual attendance record. 16. Works with the Property Management staff to develop and maintain sales and marketing strategies. Increases property traffic levels, maintains closing ratios and works to achieve and exceed budgeted occupancy percentages. 17. Maintains product knowledge of assigned property. 18. Oversees, and prepares all lease related paperwork in an accurate and timely manner. Must have the ability to communicate and explain all lease documents to new and existing residents, and ensure all documents are completed prior to resident\xe2\x80\x99s move in. 19. Overseas daily operations of the collections, posting and deposits of rent payments. Producing daily, weekly, and monthly financial, leasing and bond reports. 20. Oversees and maintains company customer service standards. Responds to tenant requests and works with tenants to minimize and resolve issues and complaints. 21. Oversees and maintains prospects, traffic, and leasing data. 22. Deliver tenants gifts, inspect units on move in day to ensure units are ready and assist with planning and hosting of tenant functions. 23. Participate in company training and meetings as required. 24.
