Job Description

Job Purpose:

The Head of Security is responsible for leading and managing all security operations across a mixed development property (commercial, retail, and residential). This role ensures the safety and security of tenants, residents, guests, contractors, and property assets. The Head of Security will establish security policies, oversee daily operations, coordinate with relevant authorities, and drive continuous improvements in risk management and emergency preparedness.

Key Responsibilities

1. Security Operations Management

Develop, implement, and enforce security policies, procedures, and SOPs for commercial, retail, and residential zones.
Oversee day-to-day operations, including patrolling, access control, CCTV monitoring, and emergency response.
Ensure full compliance with local laws, regulations, and building by-laws.
Manage parking and traffic control within the property.
Conduct roll-calls, marching drills, and routine night inspections/spot checks.
2. Team Leadership & Training

Lead, supervise, and evaluate the performance of security personnel (guards, supervisors, and control room operators).
Design and deliver training programs covering emergency response, customer service, crisis management, and conflict resolution.
Schedule and monitor manpower deployment to maintain adequate coverage at all times.
3. Safety & Emergency Preparedness

Plan, organize, and supervise fire drills, evacuation exercises, and emergency response protocols.
Collaborate with the HSE (Health, Safety, and Environment) team on safety initiatives.
Maintain up-to-date incident response plans for fire, medical emergencies, theft, vandalism, and natural disasters.
4. Risk Management & Investigation

Conduct security risk assessments and recommend improvements across all areas of the development.
Investigate incidents, obtain statements from involved parties, and prepare comprehensive reports for management.
Monitor and analyze security trends to proactively mitigate risks.
Manage lost and found reporting.
5. Systems & Technology Oversight

Supervise and ensure the functionality of security systems including CCTV, access control, intercom, and alarm systems.
Oversee documentation of equipment servicing, licensing, and system upgrades.
6. Reporting & Compliance

Prepare daily, weekly, and monthly reports for management review.
Ensure compliance with ISO standards, insurance requirements, and statutory obligations.
Manage budgets for security operations, equipment, and manpower.
Participate in annual audits.

Pay: RM4,500.00 - RM6,500.00 per month
