To assist Building Manager with the day-to-day operation of the building, management & maintenance of the building and common property per Company guidelines, authorities\xe2\x80\x99 guidelines, health, and safety legislation.
To manage and lead the building maintenance team.
To oversee the security and housekeeping team.
To be responsible to perform routine preventive maintenance to ensure that building systems operate efficiently, or that the physical condition of the building does not deteriorate.
To supervise building repair works, renovation works, upgrading projects, custodial services, and preventive maintenance programs and ensure that the building is well maintained, properly run, clean and secure.
To ensure that the maintenance schedule is followed according to the safety requirement and operating procedures.
To perform regular periodical checks on all the HT panel switchgear, transformers, and all LV equipment units of ACB for MSB, EMSB, Standby Generator Set, bus duct system and all systems operated according to ST requirement.
To carry out all necessary maintenance works, and checklist as assigned by management, i.e., all types of water pumps, cooling tower, AHU, WCSU, ACSU, lift system, sewerage treatment plant, ventilation fans, etc.
To recommend to the management measures that can be taken to achieve cost savings in maintenance.
To attend to all Service Requests/complaints by building occupants and to communicate with building occupants efficiently.
Managing report for monthly servicing by Contractor (Lift system, escalator system, Fire Protection System, BMS system, ACMV system)
To ensure and monitor smooth daily building system operation such as electrical system, water supply, air-conditioning system, fire protection system, lifts, escalator and any other facilities or equipment are well-maintained
Arrangement of works with Contractor for any maintenance, repair, breakdown, and replacement Works
To prepare Technical Report for technical breakdown/issue
To liaise with relevant authorities/ legislative to ensure all building system operation license validity
Job Requirements:
Registered Competent Electrical Chargeman Certificate under Category \xe2\x80\x93 B0 with at least 8 -10 years of relevant working experience
Must be familiar with 11KV HV and LV Switchgears of high-rise building services maintenance functions
Hands-on experience, good responsibility, and self-discipline
Knowledge of relevant laws, regulations, and building codes.
Good communication and customer service skills.
Strong critical thinking and problem-solving skills.
