Job Description

1. Constantly source, identify and initiate discussion with potential tenants including negotiation on lease term according to the budgeted rental

2. Follow up on signing & execution of Letter Offer & Tenancy Agreement, collection of deposit

3. Assisting Operation Team on preliminary process before handover lot (drawing submission / approval, work permit, public liability insurance, collection of electric and water usage during renovation), monitor tenant's renovation until opening / commencement of business

4. Update HOD on tenant's renovation work progress on weekly basis (Tenant Renovation Progress) until completion of renovations works including arranging pre-opening inspections (POI) with tenant before opening/commencement of business

5. Review all Tenancy Agreement before send to tenant for signing and ensure tenant execute Tenancy Agreement before commencement of business / expiry of the current term tenancy

6. Ensure that tenants adhere to the Lease term agreement

7. Handle tenancy renewal including negotiation on renewal, review tenant's performance including collection of tenant's sales performance, yearly audited report, analysis and to make sure increment is align with approved budget rental, any rental below the budget rental to discuss with HOD and to raise for further approval if necessary

'8. Establish and maintain good landlord-tenant relationship. Resolve any tenant's concerns and issues soonest possible in interest of betterment of the mall

9. To conduct market survey on competitor mall/new mall- on tenant mix, concept & rental. Always alert on the latest trend / explore new branding in the market

10. Drive occupancy of shop lots

11. Attend to walk in potential tenants (customer/prospect)

12. Ensure Master Tenant Listing updated from time to time, ensure 100% accuracy and able to provide the report whenever needed

13. Daily work progress reporting to HOD, ACM/CM, GM

14. Any tasks assigned by HOD, ACM/CM, GM

Job Type: Permanent

Pay: RM3,000.00 - RM3,700.00 per month
