Main Duties/Responsibilities:
System Owner for Fire Protection Systems, ACMV/HVAC and Exhaust, Compressed Air Systems, HT and LT Electrical Systems, BMS, Plumbing and Sanitary Systems, etc.
Develop and execute a comprehensive preventive maintenance program for all equipment and facilities in adherence to local regulations and Dyson Best-In-Class expectations.
Manage hard services to ensure building, compound and fixtures, and all plant equipment are well maintained at optimum performance level. To track equipment performance level and capacity utilization on a regular basis.
Create and manage maintenance schedules based on manufacturers\' recommendations, regulatory requirements, and historical data.
Coordinate and supervise routine inspections, maintenance tasks, and testing, ensuring timely completion and accurate record-keeping.
Manage In-house to execute works to improve systems capability. Collaborate closely with maintenance team members, contractors, and vendors to ensure the effective execution of planned maintenance activities.
Source, procure, and manage necessary replacement parts, materials, and resources required for scheduled maintenance tasks.
Maintain accurate and up-to-date records of maintenance activities, schedules, equipment history, and compliance documentation.
Draft technical service contracts to support technical operations and maintenance of site.
To lead, monitor and manage group of maintenance team - internal/external or outsourced and review their performance regularly. Provide guideline and align expectation with top management for compliance. Provide training and mentorship to maintenance staff, promoting a culture of continuous improvement and adherence to safety protocols.
To prepare and manage SLA with vendor/contractor, set expectation and maintain their compliance to Dyson work culture.
Lead in MEP Improvement projects for assigned sites/region. Evaluate and implement relevant technology and tools to enhance the efficiency and effectiveness of preventive also predictive maintenance efforts.
Upkeep the standard operation procedures to ensure compliance to Code, ISO and Dyson\'s protocol.
Analyses maintenance data and trends to identify opportunities for process improvements, cost efficiencies, and enhanced equipment performance.
Contribute to budget planning, resource allocation, and cost-effective management of planned maintenance activities.
Support and provide support to another sites/region/program as needed.
Essential:
The ideal candidate will possess technical experience and knowledge of Building Maintenance, Facilities Mechanical & Electrical, Plumbing & Sanitary system maintenance, Fire Protection System and design concepts. * A minimum of 10 to 15 years of technical facilities experience in Manufacturing or Research Facilities.
An Engineering degree in Electrical or Mechanical Engineering from a reputable University.
Tech-savvy & Digital Literacy.
Having an Assertive personality.
Proven track record of technical facilities project management experience.
Proficient in systematic problem solving and process control techniques like 8D report, FMEA, SPC and predictive maintenance program.
Familiar with construction rates of materials, skilled labor and installation methods.
