About the Role
We are seeking a dynamic and commercially driven Manager, Asset Commercialisation to lead and optimise non-toll revenue opportunities across ALR's highway assets.
This role is responsible for driving the full leasing lifecycle, strategic partnerships, advertising asset governance, and commercial structuring to maximise asset value while ensuring regulatory compliance and operational alignment.

Key Responsibilities
1?? Leasing Operations & Execution

  • Manage end-to-end leasing lifecycle (site identification, feasibility, approvals, execution, renewals, termination).
  • Conduct due diligence and authority vetting for new advertising and commercial sites.
  • Ensure compliance with internal SOPs, safety, and regulatory requirements.
  • Maintain tenancy schedules, commercial databases, and leasing documentation.
  • Coordinate cross-functional internal approvals.
2?? Business Partnerships & Sponsorships
  • Identify and structure strategic partnerships and sponsorship opportunities.
  • Develop commercial models and value propositions.
  • Monitor performance and ensure delivery of branding and revenue outcomes.
3?? Commercial Agreements & Negotiations
  • Co-lead commercial negotiations with advertisers, telcos, media owners, and partners.
  • Support development of pricing models and commercial clauses with Legal.
  • Escalate commercial risks and deviations where necessary.
4?? Governance, Compliance & Risk Management
  • Ensure compliance with approval matrices, delegation authority, and audit requirements.
  • Identify commercial and operational risks and implement mitigation measures.
  • Enhance SOPs, dashboards, and leasing playbooks.
5?? Advertising Asset Oversight
  • Provide strategic oversight of highway advertising and ancillary assets.
  • Review and endorse site assessments and proposals.
  • Monitor utilisation, revenue performance, and SPPI governance.
  • Act as escalation point for complex compliance matters.
6?? Stakeholder Coordination
  • Manage coordination with LLM, local councils, land offices, and internal divisions (GHEM, GMEI, GL, GP, GIA, GF, GSC).
  • Ensure site, safety, and operational requirements are addressed prior to approval.
7?? Reporting & Budgeting
  • Track revenue performance and prepare dashboards.
  • Support annual budgeting, forecasting, audits, and Board reporting.
  • Maintain contract documentation and partner records.
8?? Team & Leadership
  • Guide and supervise team members within the Asset Commercialisation division.
  • Promote a high-performance, accountable culture.
  • Lead cross-functional commercial initiatives.
Requirements
Qualification
  • Bachelor's Degree in Business Administration, Real Estate, Property Management, Finance, Engineering, or related field.
Experience
  • 5-8 years' experience in:
  • Commercial asset management
  • Leasing & tenancy management
