Location: Menara Southpoint, Mid Valley KL Job Overview Responsible for the overall positioning and asset plan for the Client\'s asset portfolio, to drive the performance of the asset, manage cost and expenses, overseeing legal matters, enhancement of cashflow and overall asset value. Responsibilities To execute priorities in accordance with strategic and / or commercial plans for assets in the portfolio (including monitoring and reporting financial performance of assets, effectively executing real estate projects, processes, policies and procedures). Prepare periodic budget exercise and conceptualize capex / Asset Enhancement Initiatives (AEIs) to increase long-term property value and yield. Evaluate business opportunities and develop asset plans to optimize income and realize the highest value of client\'s assets. Work with Finance team in monitoring, reporting, and providing analysis on asset performance and financials (billing and collections), as well as monitor tenants\' credit management and take proactive action on outstanding issues. Work with Procurement team to formulate and implement RFQ/RFP processes and procedures for service providers required for proactive portfolio management i.e. property managers, leasing agents, etc. Work with Research team on real estate and economic trends to underpin proposals for AEIs / upgrades based on real estate specific, macro and microeconomic data. Work alongside Leasing team to come up with creative leasing strategies to drive up occupancy and tenant retention for client\'s assets. Supervise a team of lease administration analysts to ensure accurate lease data administration and analysis / interpretation of up-to-date lease information to clients. Oversee the Property Management Team for the operational, building audits and capital budget preparation, forecasting and formulating SOPs to ensure proper upkeep on the building and facilities. Guide a team of Financial Analysts to derive scenario analysis to provide forecasts / benchmark proposed ROIs on various proposed AEIs. Work with ESG team to formulate plan to lead and transform client asset portfolio towards ESG compliance / carbon neutrality. To plan and grow the Asset Management team via proactive improvements on SOPs, IT systems (new software tools adoption) and talent skillsets. Requirements Degree in Estate Management / Valuation / Land Management or other related fields. Graduates in other disciplines (i.e. Economics, Business, Finance) are opened to apply. Minimum 6 years\' experience within the real estate / real estate portfolio management industry, preferably in the commercial real estate sector. Strong fundamental knowledge in using MS office suites and Asset Management Software. Effective financial acumen and real property asset management and optimization skills required; including the understanding cash flows, impact to the bottom line, capital, operating expense, capital markets, interest rates, investments and fiscal/ monetary policies which affect real estate and real estate transactions. Well-spoken and be able to communicate and present clearly to clients and other stakeholders (good command in English and Bahasa Malaysia, both in written and spoken). Good grasp of real estate market trends with good commercial and business acumen to provide valuable advice to client on strategic initiatives. Proactive in managing customer relationships and develop strong relationships with both internal and external teams. Self-motivated, one who is skilled at analyzing and synthesizing market information and data to come up with proper advice backed by justifications. Strong analytic skills with excellent attention to details. Must have a team first attitude, an exceptional work ethic, and the adaptability to deal effectively with a range of client types and personalities.
