We are seeking a talented and experienced Manager to lead a multi-disciplinary team to drive excellence in overall aspects of managing the Bank\xe2\x80\x99s strategic building and its facilities; and to optimise operations cost in line with budget. The candidate will also be responsible for planning, coordinating, and implementing property-related processes, procedures and initiatives associated with bank-wide strategic and ESG programs, all within established policies and guidelines, while managing vendor performance and contract administration in meeting daily performance goals and service targets efficiently. This role reports to the team lead and the successful candidates will be based in Damansara City office.

Key Responsibilities:

1. Electrical Compliance and Management:

  • Carry out all duties of a BO Chargeman as specified under the Electrical Act and Regulation (Suruhanjaya Tenaga).
  • Monitor and manage the facility team in their day-to-day operations and duties.
  • Ensure building systems and services comply with building by-laws, relevant Codes of Practice, statutory legislations, and authority requirements.
  • Execute servicing, maintenance, and repair activities promptly in line with performance goals, service targets, and approved budget.
2. Building Management and Cost Optimization:
  • Drive excellence in overall building management and optimize operations cost in line with the budget.
  • Strategize and execute procurement activities to optimize cost efficiency within policies and guidelines.
  • Prepare and/or review BoQ, SoW, RFQ, RFP, E-bid, Tender documents, and similar materials.
  • Execute sourcing and procurement activities in a timely and efficient manner.
3. Operational Efficiency and Service Delivery:
  • Ensure prompt response to building matters, feedback, and complaints in accordance with management expectations and service levels.
  • Analyze root causes of breakdowns and implement corrective maintenance.
  • Plan, implement, and monitor sustainable practices (eg. efficient energy consumption and sustainable building initiatives); health and safety requirements (eg.conduct fire drills, and emergency evacuations)
  • Review existing Standard Operating Procedures and propose enhancements where necessary.
4. Financial Management and Reporting:
  • Develop and manage annual budgets, negotiate repairs and contracts with vendors.
  • Review and monitor payments to vendors.
  • Maintain databases including payments, contracts, work orders, energy utilization, etc.
  • Roll-out performance surveys to internal users for feedback on vendor performance.
5. Other Duties:
  • Undertake any additional responsibilities as assigned.
Job Requirements:

Education/Qualification
  • Malaysian citizen
  • Diploma, Bachelor\'s Degree, in Electrical/Mechanical Engineering, Architecture, Real Estate; Built Environment, Legal or equivalent holder.
  • 5 years and above related experience
  • Must possess a competency certificate as a 33kV HT BO Chargeman by Suruhanjaya Tenaga
Experience & Skillsets
  • Experience managing large commercial properties, able to demonstrate progressive, innovative and flexible delivery of property services
  • Possess extensive knowledge of service contracts, Method Statements, Life Cycle Assessment, Safe Systems of Work, Electrical and Mechanical Regulations;
  • Strong competency in managing a large pool of vendors for locations throughout Malaysia.
  • Excellent leadership and team management skills.
  • Effective communication and interpersonal abilities
