Transaction Management and strategy



You will need:

-

CRE support of all real estate transactions of the client's leasing portfolio across JLL platform. Key lease event critical date management, controls the leasing / own portfolio to achieve strategic objectives for real estate.

Serve as team support on real estate matters including acquisition, renewal and disposition etc. To close out transactions in a proper manner.

Work with various parties (including legal counsels, real estate agents and consultants) for the preparation and execution of LOI, Lease agreement, or sale and purchase agreement and all other legal documents as required in real estate transactions.

Initiate and manage lease audits in country and at times assists lease review for CRE.

Analyse and identify appropriate real estate sites in alignment with client business objectives and provide advice to the client's CRE on property strategy as required.

Obtain and advise on market rents and information, valuation reports etc. from agents, working with lawyers on contracts and deeds etc and responsible for disseminating the information to the client's CRE team.

Manages the maintenance of all lease documents and utilize effectively the available real estate systems (if any).



Financial Acumen



You will need to:



Prepare and evaluate financial analysis documents.

Partner with professionals on business budgetary guidelines and constraints.

Assist in the preparation of PAFs or other business cases for approval.



Relationship Management

You will build strong and sustainable working relationships and help the client navigate through the JLL delivery platform in an efficient and productive manner.



People Management

You possess strong skills to manage brokers across geographies and actively engage across the client's wider corporate real estate team and internal stakeholders in a collaborative manner.



You demonstrate a high level of proficiency and knowledge in portfolio management and possesses the ability to orchestrate complex activities across multiple countries/properties/services at once to accomplish goals and objectives.



Commercial Acumen

You will understand account profitability, formulate an account plan to achieve revenue and performance targets whilst meeting client service standards.

Armed with a sharp business acumen, you will leverage on technology and new products within JLL to deliver the next generation of benefits for our client.



Risk Management and Compliance

You will maintain the required records and reports and ensure compliance with the client's CRE policies and procedures.
