• Preparation and tracking of detailed construction schedules optimized for the shortest delivery time for the projects taking into consideration the weather and other constraints meeting the project completion need-by date.
• The MS team should aggregate information provided by the various stakeholders to ensure all downstream activities begin on time. In addition, recommendations should be provided to increase float and efficiency while reducing risk and project duration.
• Managed services team shall assess independently on the developer and general contractor and contractor\xe2\x80\x99s schedule, schedule alternatives based on varying amounts of resources expended to accelerate the schedule and document the cost, assumptions and other relevant information to support each schedule and identify opportunities for Google to improve delivery.
• Support implementation by the Developer and GC of Google\xe2\x80\x99s defined schedule tools including integrated P6 schedule format, identifying critical tasks, dependencies, and durations for all major activities within the Project schedule. Audit to ensure it follows proper Google schedule Critical Path Method specification requirements in Google\xe2\x80\x99s Project Manual.
• Incorporate all key milestones in the sourcing of all Project Team members and stakeholders, and include their commitment to those milestones during the sourcing of their respective services and work to insure that all stakeholders are guided by the schedule as opposed to acting as constraints to achieving the schedule.
• Consolidate developer, GC, consultant and contract schedules and evaluate progress such that agreed upon Project Milestones are maintained.
• Daily and Weekly review the schedule details and identify any flaws in the schedule which may impact the timely completion of the Project.
• Manage efforts of the Project Team and stakeholders to eliminate impacts to the timely completion of the Project. Provide comprehensive Independent Analysis of Developer and GC schedule & narrative including milestone variance, 6 week lookahead, project risks, performance metrics tracking, and critical path analysis.
• Provide weekly and monthly summary reports documenting the results of all construction activities directly related to Managed Services roles and responsibilities. The MSP also shall provide update as and when required by the site DCS team
• Validate progress for which GC is claiming credit through physical inspection and progress photographs. Ensure schedule submission accurately reflects monthly GC Payment Application and corresponding physical progress measurement is aligned.
• Attend weekly, monthly and ad-hoc project meetings throughout the project delivery period.
• Attend any additional services as deemed necessary to complete and closeout the projects.
• Perform problem solving tasks with respect to any portion of the work that is behind schedule while providing regular and transparent communication to Google. MSP shall carry out weekly/biweekly forecasts and look ahead to ensure that the schedule is intact.
