  • Candidates must possess at least a diploma/degree in Property Management/Real Estate Management or equivalent.
  • Experience working in the property industry is an added advantage.
  • One-year general accounting experience required.
  • Must possess good communication and writing skills.
Tanggungjawab
  • Assist in the performance of all necessary functions to facilitate tenant \xe2\x80\x9cMove-In\xe2\x80\x9d and \xe2\x80\x9cMove Out\xe2\x80\x9d procedures including, lease obligations, lease expiration date notification, renewal/move out obligation letters, and Security Deposit Return Letters.
  • To handle tenant complaints, maintenance, and repairs immediately, and have the necessary contacts to handle emergency situations to keep the property functioning in top condition.
  • Responsible for handling tenant \xe2\x80\x9cMove-Outs\xe2\x80\x9d by inspecting the unit, checking for damages and determining what portion of the security deposit will be returned to the tenant.
  • Responsible for dealing with evictions and problematic tenants.
  • To ensure all property records are maintained and filed systematically.
  • Ensure payments to banks are made promptly.
  • Prepares tenant account analysis and reconciliations when tenants dispute charges to their accounts.
  • Reviews accounts payable voucher submissions for legal and repair and maintenance expenses.
  • Reviews accounts receivable aging\'s for delinquencies, cash applications, and prepaid rent application.
  • Calculates and enters monthly contract item accruals such as janitorial, security and utility expenses to match expenses to period incurred, and review trial balance for reversing of same entries in next accounting period.
  • Prepares balance sheet tie-out to balance the general ledger and commercial management systems.
  • Prepares Preview Statements and distributes to field to ensure following month\'s recurring charges and past due charges are accurate.
  • Calculates and records appropriate depreciation and amortization of fixed assets, tenant improvements, and leasing commissions.
  • Coordinate with the property manager to ensure compliance with all procedures and evaluate.
