Job Description

Responsible for managing and coordinating all building defect rectifications, renovation works, refurbishment projects, and small upgrade projects for existing properties. Ensures projects are executed efficiently, within approved budgets and timelines, in compliance with safety, quality, and regulatory requirements. Works closely with the maintenance team for technical input but does not handle day-to-day maintenance operations.

Responsibilities:



1. Building Defects & Rectification Management

Lead the inspection, assessment, and documentation of building defects (structural, architectural, M&E-related issues). Coordinate and follow up with contractors, consultants, or original builders on defect rectification works. Plan and propose corrective solutions, including temporary and long-term fixes. Monitor progress and ensure rectifications meet required quality standards and safety guidelines.
2. Renovations, Upgrades & Improvement Projects

Plan, manage, and execute renovation, refurbishment, and improvement projects (e.g., lobby upgrades, facade improvements, repainting, workspace redesign, common area upgrades). Prepare project scopes, specifications, and work plans. Ensure all works are carried out according to schedule, specifications, cost, and quality expectations. Conduct site supervision, inspections, and quality verification.
3. Project Coordination & Stakeholder Engagement

Liaise with internal departments to collect requirements and translate them into project plans. Work closely with the maintenance team to validate technical feasibility and inspection findings. Coordinate with consultants, contractors, suppliers, and relevant authorities. Conduct progress meetings and report project updates to management.
4. Procurement, Vendor & Contract Management

Source, evaluate, and shortlist contractors, suppliers, and service providers. Prepare requests for quotation (RFQ), tender documents, and cost comparisons. Negotiate pricing, scope, and terms to ensure cost-effectiveness and performance. Monitor vendor performance and ensure contractual commitments are met.
5. Budgeting & Cost Control

Prepare project budgets and obtain necessary approvals. Track actual expenditure vs. budget and highlight variances. Verify work orders, claims, invoices, and VO (Variation Orders) prior to submission for payment. Recommend cost-saving measures where feasible.
6. Documentation & Compliance

Maintain proper documentation of project drawings, contracts, approvals, and close-out reports. Ensure compliance with local building, safety, environmental, and regulatory requirements (e.g., Local Council, BOMBA, DOSH, CIDB). Handle permit applications and inspection submissions where required. Provide training, coaching, and performance evaluation to the team.

Requirements:


Degree or Diploma in Construction Management, Building & Property Management, Civil Engineering, Architecture, or related field.

Minimum 5 years experience in building project management, renovation works, or defects inspection & rectification.

Experience in commercial, residential, corporate office, or industrial facilities is an advantage.

Skilled in project management, contractor supervision, and quality assurance.

Good negotiation and vendor management skills.

Able to work independently, detail-oriented, and solution-driven.

1 year renewable contract basis.

Job Types: Full-time, Contract
Contract length: 12 months

Pay: RM4,000.00 - RM8,000.00 per month
