To manage all cost-related aspects of construction projects, from initial estimates to final accounts. The Quantity Surveyor ensures projects are completed within budget while maintaining quality, compliance, and profitability for the company.
Key Responsibilities:1. Pre-Contract Stage
Prepare detailed cost estimates, tender submissions, and bills of quantities (BQ).
Conduct cost analysis based on architectural drawings, engineering plans, and material specifications.
Liaise with design, engineering, and procurement teams to ensure cost accuracy and feasibility.
Evaluate subcontractors' quotations and prepare tender comparisons and recommendations.
Identify cost risks and propose mitigation strategies.
2. Post-Contract Stage
Manage and monitor project cost control, variations, and progress claims.
Prepare monthly valuations, interim payment applications, and final accounts.
Evaluate and certify subcontractor claims and progress payments.
Maintain up-to-date project cost reports and cash flow forecasts.
Prepare documentation for contract administration, including extensions of time, variations, and claims.
3. Procurement & Cost Management
Source and negotiate with suppliers and subcontractors to achieve competitive pricing.
Ensure all procurement complies with project budget and company policies.
Verify and certify supplier invoices and material delivery records.
4. Contract Administration
Review contract terms and conditions to ensure compliance and protect company interests.
Support management in dispute resolution, contractual correspondence, and client negotiations.
Maintain systematic records for audit and project tracking purposes.
5. Project Coordination & Reporting
Collaborate with Project Managers, Engineers, and Site Teams for cost control and progress monitoring.
Prepare cost-to-complete reports, variance analyses, and project profitability updates.
Participate in project meetings and provide commercial advice to management.
Requirements:
Diploma or Degree in Quantity Surveying, Construction Management, or related field.
Minimum
3-5 years
of working experience in construction or roofing/waterproofing industry.
Strong knowledge of construction contracts (e.g., PAM, JKR, CIDB).
Proficient in cost estimation software (e.g., CostX, Buildsoft, or Excel).
Good analytical, negotiation, and communication skills.
Able to work independently and meet tight deadlines.
Familiar with Malaysian construction standards and industry practices.
