For more than 60 years, we have created thriving places.Reporting into the Senior Commercial Manager, this role provides project finance support and financial control as detailed below:Coordinate with relevant development teams on preparation of Project Control Group and Board meeting decks and assist in attending to our JV partner queries.Support the Senior Commercial Manager to manage monthly, quarterly and annual financial performance and reporting.Contribute to the preparation of project budget plans, including profit, overhead and cashflow forecasting for equity calls.Oversee recurring reporting/update of actual costs, including total project costs, profits and cashflow and GDV forecasting, and financial presentations for management information and use.Track and monitor costs against forecasts, including preparation of relevant reports.Support integrated project/ business commercial and scenario analysis and preparation of all monthly reporting and analysis, ensuring accurate variance analysis where needed.Review the cashflows financial statements and disclosures, and support Finance Services/Treasury to ensure financial compliance.Review, interpret and analyse financial statements, disclosures, and support documentation.Loan covenant tracking and computations \xe2\x80\x93 interest coverage, security margin, debt service ratios, etc.Any additional market research and benchmarking to different types of assets.Review the general ledger and sub-ledger postings. Identify significant trends, key fluctuations, and any unusual events in activity recorded in the ledgers.Oversee financial transactions and accounting positions at project level.Collaborate and manage communication with relevant stakeholders to maintain a relevant, up-to-date financial model. Stakeholders to include:Work stream leaders of each asset class (Development team)Cost plannersFinance teamLegal counsels and company secretarialFinancial Planning & Analysis teamOwners of other key Commercial Assessment inputsExternal stakeholders \xe2\x80\x93 Valuers and Lenders as well as JV partnerProvide support in the consolidation and analysis of financial data to for cost budgeting, capital requirement projections, debt drawdowns and redemptions etc.Continuous improvement to model robustness and accuracy.Timely financial analyses of project, including identifying key project driver sensitivities, scenario analysis.Timely financial analyses at the various levels, including asset class, project, joint venture and potentially fund level.Interpret and communicate analyses in a clear and concise manner to relevant project stakeholders.Support management in identifying risks and opportunities from the Commercial Assessment and communicate critical issues to management for resolution.To be considered for this role:Degree in Real Estate, Business or Accounting with minimum 5 years of experience in financial planning and analysis in real estate company.Advanced financial modelling experienceExcellent verbal and written communication skills in EnglishGood interpersonal skills with strong collaborative mindset.Detail-oriented with excellent organisational and time management skillsBenefitsPermanent position22 days annual leave per yearMedical, Dental and Inpatient coverage for self and dependant.We work with purpose to design, build and curate places where people want to be and care about.
