POSITION GENERAL SUMMARY

To implement the strategic goals and objectives of O&M contract; facilities management and services towards a high quality performance and customer oriented. To supervise the O&M activities; target revenue; budgetary; resources and its contract goals to support company\'s objective by promoting a good business practices in line with IMS (Integrated Management System) for ISO 9001 Quality Management System; OHSAS 1800:2007 Occupational Safety & Health and EMS ISO 14004 Environmental Management System.

ESSENTIAL POSITION FUNCTIONS

• Implement strategic O&M of M&E systems for external FM contracts to meet client\'s expectations.
• Prepare and monitor yearly departmental budget for spare parts; maintenance cost; resources (manpower and tools); and additional project cost and to ensure within approved budget allocation.
• Manage and monitor resources such as manpower; tools; equipment and transportation in order to achieve competent staff and meet O&M objective.
• Manage on monitoring works activities / Projects schedule by third parties vendor.
• Plan; implement and monitor O&M activities including Planned Preventive Maintenance; Condition Base Maintenance; Predictive Maintenance; Corrective and Breakdown Maintenance to maintain equipment performance and system technical availability.
• Implement and monitor Standard Operation Procedures and Work Instructions in line with Quality Assurance Plan (QAP) in order to achieve high quality services and continual improvement as per IMS requirement.
• Monitor O&M and additional project claim in order to achieve departmental monthly and yearly target revenue.
• Motivates subordinates in order to achieve the strategic departmental goals and objectives through KPIs.

• Hands-on skills in facilities maintenance
• Hands-on experience in Preventive Maintenance, Routine and Breakdown Maintenance work
• Ability to trouble-shoot and restore electrical / mechanical problems
• To complete task in timely and fast manner
• Able to perform Technical Reports and Project Papers
• Self-motivated with a positive attitude to work, willingness to learn , share and take instructions
• Good interpersonal skill to communicate with various client
• Able to work under minimum supervision
• Cost optimization for facilities management contracts
• Secure additional works and remain competitive in the market
• Coordinate with vendors and clients on any ad-hoc project or breakdown.

• Bachelor Degree in Mechanical / Electrical / Electronic Engineering or any related field with at least minimum 5 years working experience in Facilities Management
• Registered with BEM
