POSITION GENERAL SUMMARY
To be part of Aeropolis' "Creating Tomorrow, Here" - a Malaysia Airports' airport-driven and national-aligned economic agenda.
To contribute to KASB portfolio management for off-terminal real estate value of
RM100 million in cummulative annual revenue, comprising land leases and premises by undertaking contract management, properties management and operational excellence framework initiatives under KLIA Aeropolis.
ESSENTIAL POSITION FUNCTIONS

• Close monitor of contract expiry and execute timely renewals includes quotation offer, review and negotiate rates and terms, obtainment of approvals, contract formalisation, and relevant audits.
• Accurate billing in SAP system to ensure revenue assurance.
• Execute premise handover upon termination/early termination.
• Collaborate with Business Development team on onboarding of new pipeline targets.
• Conduct due diligence and property audit via periodic onsite visits.
• Ensure contracting tenants make good condiiton upon termination.
• Manage and enforce, including investigations of all ongoing contracts to ensure everything is kept current and in compliance with latest company policies and the terms & conditions.
• Relationship management via periodic engagement with tenants for active resolve of tenancies issues.
• Compile data and papers for consideration and presentation to Management, EXCO, Board etc.
• Prepare & present project report to the Management
• Data consolidation, extraction that would assist in planning marketing & growth strategies
• Process improvement to shorten processing time to improve operational efficiency. Maintain and improve rapport with all stakeholders.
• Facilitate to prepare annual departmental budget including projection for undertaking of maintenance of property life-cycle.

Key Challenges

• Maintaining and managing existing tenants
• Making the right evaluation for recommendations to the management on existing contracts located at KLIA, Subang, Melaka or other airports.

Skills

• Experienced in drafting/advising/negotiating contractual terms in tenancies and concessionaire agreements.
• Good understanding of building/properties management process flows, vendor performance and monitoring and step processes with relevant authorities.
• High professionalism in dealing with tenants and sound judgement on tenancies/properties resolutions
• English and BM in writing to tenants and relevant authorities.
• Initiative and creativity in seeking solutions to problems and passion for continuous improvements.
• Strong drive and commitment to deliver results. Ability to handle multiple assignments and manage accordingly to ensure completion.
• Excellent interpersonal, organizational and analytical skills
• Ability to work independently and effectively as part of a diverse multicultural team.

Education
External

• Degree in Real Estate Management, Contract/Property Management, Business Administration, Finance, Legal/ Law or equivalent

Unique Requirement

• Prior experience with real estate/property agencies, local/international property industry or developer company.

• Degree with CGPA

3.0 and minimum 3 year relevant experience.
