Participates in the projects land acquisition stage by helping to assess suitable development sites and project concepts.
a. Determines the propertys value.
b. Evaluates the profitability and quality of various places and suggests the best use for the land or area.
c. Conducts independent land valuation calculations.
d. Researches and suggests the best structure for purchasing the property and business model for carrying out prospect development.
Help the GM in the Project Development Process by offering direction and input at the Project Conceptualization stage. Prepares the project concept, the project brief, the feasibility study, the identification and anticipation of project hazards, and the development of appropriate mitigating measures.
Participates in and tracks the progress of the project development process planning stage, including new projects, with a focus on timelines, budgets, and quarterly goals.
a. Helping to guarantee that issues affecting customer satisfaction are handled and project design intent is maintained requires active participation in Project Technical Group meetings.
i. Organizes the PTG and other relevant teams for efficient delivery of the tasks necessary to be done for the development.
ii. Provides input and brings up issues during meetings.
b. Assists in determining the budget and work schedule.
c. Anticipates and addresses the need for additional resources.
d. Forecasts project costs and revenues.
e. Participate in and help with initial Master-planning and construction planning.
Coordinates with Sales and Ad & Promo to prepare for a Sales or Marketing launch.

iii. Helps Ad & Promo design promotional materials by ensuring alignment with the companys positioning and brand.

Coordinates with Sales and Ad & Promo to monitor Sales performance. Assist in develop and implement strategies to enhance sales take-up.
Participates in the Project Implementation stage of the Project Development Process
a. Using Project Development Officers and Assistants, ensures the acquisition of licenses and building permits.
b. Assist in keeping an eye on marketing and sales operations.
c. Creates and maintains financial models (such as P&L and Cash Flow) to be used in assessing both current projects and new or proposed initiatives.
d. Monitors the progress of ongoing projects, particularly regarding timetables, budgets, disbursements and quality targets through site visits and cost monitoring.
e. Oversees and manages contract signings with various corporate partners and government officials. Participates in negotiations on behalf of the company with other stakeholders, such as partners and governmental representatives.
Coordinates with other units and unit members to make sure that everyone in the team is working towards the same objectives.
a. Oversees and assists project development officers and assistants in carrying out their duties.
Participates in the Product Delivery stage of the Project Development Process.
Participates in the After- Sales service of the Project Development Process.
a. Identifies and carries out process improvements for projects.
b. Implements solutions for operational difficulties or issues.
To help in finding possible partners, investors, and other project stakeholders; to regularly investigate the most recent market trends; to cultivate relationships; and to find new potential sources of funding.
Requirements
Minimum 10 years of working experience in Property Development with at least Diploma/Bachelor Degree in Planning, Architecture, Engineering or Professional Qualification in related field.
Ability to communicate with people at all levels while possessing strong interpersonal and presentation abilities.
Possess a flair for property development, complete project cycle and strategic master planning including other aspects like feasibility studies, project management, marketing, and authority\xe2\x80\x99s liaison.
Good communication skills are necessary to maintain effective project execution with contractors, consultants, and local and federal authorities.
Possesses a thorough understanding of the authorities standards and submission processes.
Strong interpersonal, presenting, analytical, and leadership capabilities.
Fluent in English, Bahasa Malaysia & Mandarin.
Must have experience in township development in similar position.
