WE ARE LOOKING FOR .....
This role is responsible for Facilities Management and Project Management of AIA Real Estate Investment and Mortgage Department. The job holder will ensure AIA Real Estate Investment Department function efficiently with proper control, accuracy and due compliance with relevant laws, regulatory guidelines, and internal policies.

Real Estate Investment

  • Assist the Head of Department to conceptualizing real estate investment and financing propositions, explore and analyze investment opportunities, prepare investment presentation decks, tracking, and monitoring of financial performance of the portfolio of real estate, and participating and leading selected asset enhancement initiatives.
  • Lead the ESG initiatives for AIA owned properties set by Group


Facilities Management
  • Lead a team and work closely with Leasing Team and Branches to ensure that the properties are properly maintained, managed and compliant with regulations
  • Liaise with the service providers to ensure proper performance of periodic on-site inspection and spot deficiencies in cleanliness, service levels and property conditions and take corrective actions to meet the standard of asset performance.
  • Track and lead in financial planning and budget exercise for owned used and rental properties
  • Supervise and ensure that the necessary corrective and preventive works are being undertaken in a manner that minimized disruption to the AIA building and safety issues.


Project Management
  • Ensure completeness of all project documentations to protect AIA\xe2\x80\x99s best interest. Comply with investment governance framework by obtaining the necessary internal and external approvals.
  • Supervise project scopes and objectives and ensuring technical feasibility.
  • Guide the team with up-to-date knowledge of Furniture, Fixtures, and Equipment, construction materials, fabrication, and installation techniques, along with new products and processes to assure state of the art planning, review assistance and potential cost containment.
  • Act as Project Manager on new project as when needed


Reporting, Ad-hoc Project & Others
  • Ensure timely and accurate monthly submissions and manage all reporting, monitoring, queries, enhancement, training, and issues / problems in accordance to Bank Negara Malaysia\xe2\x80\x99s guidelines and requirements.
  • Liaison person for AIA Emergency Response Team (ERT)
  • Carry out any other projects as delegated by the Management from time to time.


Job Requirements:
  • Master/ Degree in Business/ Finance/ Banking/ Real Estate/ Engineering/ Architect/ Interior Design or any other relevant education or related experiences.
  • Have at least 15 years of related working experience in Investment, Real Estate, or related industry and a minimum of 5 years\' experience at managerial level.
  • Conversant with Legal / Statutory / Regulatory policies and guidelines relating to Real Estate industry.
  • Willing to travel for work \xe2\x80\x93 50%.
  • Other skills \xe2\x80\x93 proficiency in AutoCAD, MS Office, effective verbal and written communication skills.
