To ensure the smooth operation of the Management Office and the Building.
To assist in facilitating the Annual General Meeting, Extraordinary General Meetings, Monthly MC Meetings and any other building related meetings.
To liaise and update the Committee Members on work in progress (WIP) related to the building.
To enforce house rules, bylaws and additional bylaws.
To prepare the annual budget of the building operation.
To spearhead and monitor the performance of administrative, maintenance and technical teams.
To review and monitor the performance of all service providers.
To review all service contracts entered by the management committee (MC).
To prepare monthly report of the building.
To liaise with any Local Authority (i.e. COB, BOMBA, MBPJ etc.) related to the building.
To attend complaints made by the management committee, owners and tenants.
To monitor and coordinate the collection of outstanding/overdue debts.
Any other ad hoc duties/tasks/projects as assigned by the Company HQ.
Coordinate with building manager, technician staff, and external vendors to ensure the efficient operation and upkeep of the building.
Develop and maintain positive relationships with tenants, vendors, and other stakeholders.
To attend and supervise all building operations including the use of common areas, facilities, access control, security procedures, cleaning, building maintenance, lift usage, tenants' conditions and parking arrangements.
To handle at least two sites of supervision work
