Norhart is driven by a simple purpose, to create a better way for us all to live. To fulfill that purpose, we need a fantastic team. As a Sourcing Director your objective will be to transform our sourcing and supply chain strategy within Norhart, specifically on the construction site.

You are responsible for managing the sourcing and purchasing of all elements in our construction of apartment buildings. This includes, but is not limited to: specialty millwork, plumbing fixtures, lighting, furniture, building equipment, construction materials and construction finishes. You are the bridge that helps us achieve our design aspirations, by providing construction value at scale while bringing custom elements to life in a manner which is replicable, reliable and cost-conscious.

The ideal candidate must have strong ability to build relationships up the supply chain, sound financial management knowledge as well as solid project management capabilities. We need someone who possesses a strong work ethic, an analytical mind, initiative, commitment to quality, strong organizational skills, computer skills, and an ability to execute a multitude of tasks.

Responsibilities:

• Work closely with our internal U.S.-based Construction Trades as well as international suppliers to establish stand-alone and bulk contracts that support our building initiatives
• Collaborating from initial design phase through finish products, to maintain quality while reducing costs
• Research specified products and propose lower cost or higher quality alternates
• Solve complex problems by using abstract thinking and creative problem solving
• Create business cases for value-add ideas to calculate ROI and savings to the company
• Negotiate with suppliers of construction materials for volume discounts on 100+ unit apartment projects
• Partner with Construction Foreman to ensure a strong supply chain, scheduling materials to arrive just in time for installation
• Research and apply for Rebate Programs
• Maintain product documentation including supplier, cost, specifications, and installation instructions
• Participate in project economic evaluations
• Oversee a team of two Strategic Sourcing Specialists based in China

Requirements

Required Skills:

• Must be able to read, write, and speak fluent English
• 5+ years of experience in supply chain management and/or strategic sourcing management
• Experience with the Construction/Building Material industry is highly preferred, but not required
• Bilingual in English/Chinese (Mandarin) is preferred, but not required
• Bachelor\xe2\x80\x99s Degree is preferred but not required
• Ability to build complex internal relationships and relationships with critical suppliers
• Negotiate commercial agreements with suppliers to ensure supply, control pricing, and mitigate risk
• Be an expert in contractual negotiations and business consequences linked to contracts
• Ability to read blueprints and interpret building code is a plus
• Willing to take calls during supplier\'s business hours
• Must be organized, detailed oriented, and able to coordinate multiple projects simultaneously
• Have superior analytical, influencing, and communication skills
• Must have sound negotiating skills

• Experience in writing master specification using CSI format is preferred, but not required
