POSITION SUMMARY: This is a working TECHNICIAL ASSIATANT position, performing the work of and providing daily supervision to the Maintenance Department engaged in the operational maintenance of the buildings and grounds of the facility by planning, scheduling, supervising, and performing skilled mechanical maintenance duties in the inspection, repair, installation and alteration of ventilation system, air conditioning and refrigeration systems, facilities related equipment routine services and assigned work including but not limited to: Preventative maintenance and repair work on building systems, event set up support, and labour support for other departments. This position works closely with Guest Experience and other departments to identify and schedule work. The ability to balance and prioritize multiple tasks and requests, and professionally meet deadlines is required. Under general direction, organizes, monitors, and supervises facility maintenance operations; performs a variety of technical tasks relative to facility maintenance; provides technical assistance to the department head / Immediate supervisor or assigned by the HOD. PRINCIPAL DUTIES AND RESPONSIBILITIES: Inspect, repair, modify and install equipment Operate a variety of hand and power tools, welder torch, vacuum pump, test equipment utilized in the trade and a motor vehicle; maintain equipment in effective and safe working condition; maintain parts and tool inventory. Perform skilled electrical maintenance work in the repair, installation and alteration of electrical equipment, components, timers, motors and wiring systems as needed; connect motors to control panels. Lubricate and pack heating, ventilation, refrigeration, and air-conditioning motors, pumps, fans, and other equipment. Maintain related records concerning time, maintain log of tasks performed and write reports as required. Maintain regular attendance Manage, maintain, and use CMMS (computerized maintenance management system) work order system. Checking and manage firefighting systems. Prioritize work, set work standards and inspect work in progress and upon completion for completeness and accuracy Determine maintenance needs of facility equipment, arrange for storage of materials and equipment used in work, and implement maintenance and grounds management systems Respond to off-hours critical calls to resolve facility issues, carry the emergency contact phone. Coordinate maintenance and grounds activities with other departmental supervisors and contractors Provide labour assistance to various departments. Assigning and directing work, performance evaluation, rewarding and disciplining, addressing complaints and resolving problems Perform the work of lower-level positions Coordinate and direct office moves Contract and coordinate the work of vendors Foster a respectful, collaborative work environment with co-workers, other departments, and vendors Order supplies, materials, and equipment Use databases and scheduled meetings to identify, communicate, and plan workload including Scheduling, implementation, equipment, and inventory needs for routine and event-specific tasks Resolve scheduling, implementation, equipment, and inventory issues Assist in the preparation of various contracts, requests for proposals, and reports. Coordinate with contractors in providing contract services. Corrective action as necessary to resolve complaints. Perform related duties as required. KNOWLEDGE AND ABILITIES: KNOWLEDGE OF: Manual and electrical tools and equipment techniques. Welding and soldering techniques. Health and safety regulations. Basic record-keeping techniques. Proper methods of storing equipment, materials and supplies. ABILITY TO: Perform skilled mechanical maintenance duties in the inspection, repair, installation and alteration of District heating, ventilation, air conditioning and refrigeration systems and related equipment and facilities. Perform preventive maintenance and routine servicing of equipment. Diagnose defects, and install, repair and maintain heating, ventilating, refrigeration, and air-conditioning units. Follow oral and written instructions. Operate specialized machinery, equipment and tools utilized in the repair, installation and maintenance of heating, ventilation, air conditioning and refrigeration systems. Communicate effectively both orally and in writing. Understand and follow oral and written directions. Work cooperatively with others. Work independently with little direction. Meet schedules and time lines. Maintain routine records and prepare reports. LICENSES AND OTHER REQUIREMENTS: LICENSES: Class D Driving & B2 is must. GDL will have an added advantage. REQUIREMENTS: Certificate/Diploma in HVAC / Mechanical / Electrical technical fields Minimum 3 year(s) of working experience in related field. Possess own transportation and willing to travel. Willing to work extra hours and on Public Holidays. Able to communicate in Bahasa Malaysia and English. OTHER DUTIES Step in for other maintenance workers as needed in urgent circumstances as a ERT Member Attend the department meetings as needed Other duties as assigned by the supervisor or other management
