What this job involves:

Greasing the wheels of day-to-day operations

You will be involved in the overall upkeep of plant and facilities equipment to ensure smooth daily operations. To do this, you\xe2\x80\x99ll need to regularly inspect all equipment rooms and other facilities, and take note of any problems using the predefined checklists. Also part of your responsibilities is to walk the duty technicians through weekend work plans, and give out technical recommendations, as needed.

Being the front line for maintenance needs

Our clients will come to you for equipment fixes, so you\xe2\x80\x99ll be expected to be skilled in carrying out repairs. At the same time, you should always be ready to get hold of vendors to do maintenance work at a moment\xe2\x80\x99s notice. On top of this, you\xe2\x80\x99ll also have to speed up any required equipment moves, adds and changes implementation. In every decision or action you will make, you\xe2\x80\x99ll need to keep in mind that you follow local governmental rules and regulations to avoid any legal troubles.

Other Accountabilities

\xc2\xb7 Electrician is assigned Primary and Secondary duties in the supervision electrical works and assist building HT chargeman and Senior chargeman

\xc2\xb7 To trouble shoot, repair, overhaul and maintain all M&E equipment\xe2\x80\x99s

\xc2\xb7 Ensure all electrical fittings are in good working order

\xc2\xb7 Replace fused, fluorescent tubes, chokes, starter, fuses, etc when the need arises

\xc2\xb7 Perform service, installation to all electrical LV maintenance works inclusive of card access & BAS

\xc2\xb7 To do periodic preventive maintenance on all M&E equipment\xe2\x80\x99s

\xc2\xb7 To attend all breakdown promptly at all times

\xc2\xb7 Attend to complaints or feedback by tenants relating to building electrical works and follow up with contractors to ensure rectification works are carried out and keep tenants informed of the progress of such works.

\xc2\xb7 Assist in the handing over taking over of tenanted premises including follow up on electrical works

\xc2\xb7 Inspection of additions, alteration and reinstatement works relating to fitting out services in the building.

\xc2\xb7 Take care of all firefighting services, PA System, Fa\xc3\xa7ade lighting, lifts, escalator, fire panels, intercom, gondola, turnstile and etc

\xc2\xb7 Check all domestic tanks firefighting water tanks and carry out inspection to fire pumps.

\xc2\xb7 To ensure all pumps \xe2\x80\x93 wet riser, & sprinkler pumps in working order.

\xc2\xb7 Must be able to travel by bike to attend breakdowns

\xc2\xb7 Perform weekly facilities inspection. To withdraw job request from OVSC (job request system) and execute with approval by client or the authorized person assigned by client.

\xc2\xb7 To assist FC/client representative to perform preparation for the planned maintenance in CMMS system. (Get ready permit-to-work, assist in supervision for the planned maintenance, ensure safety and health during carry job, escalation if needed)

\xc2\xb7 Prepare facilities job report for every visit in logbook or in softcopy if provided.

\xc2\xb7 This include repair maintenance and servicing for all fire panel in the building

\xc2\xb7 Overall assist to FC and client representative which is not far from the job scope.

\xc2\xb7 24 hours on call standby which regarding critical equipment\xe2\x80\x99s on below system:

\xc2\xb7 Assist in renovation work carried out by tenants.

\xc2\xb7 Any other duties that may be assigned from time to time.

\xc2\xb7 Know each Contractor\xe2\x80\x99s deliverables and supervise those.

\xc2\xb7 Provide feedback and support for the monthly Contractor meetings and reviews

Certified and experienced

Are you certified to do electrical or mechanical repair? Have you worked in a facilities and maintenance role before? If yes, then you are who we\xe2\x80\x99re looking for!

Good-natured and customer-oriented

Can you clearly report issues and problems and provide clear instruction to repair bugs and malfunctions? To serve clients the best way possible, good communication skills\xe2\x80\x94both written and spoken\xe2\x80\x94will also be indispensable for this role. Can you speak or write in English and Chinese? That\xe2\x80\x99ll be a big plus!

Other requirements

\xc2\xb7 Candidates with at least three years of M&E works for high rise buildings

\xc2\xb7 Must possess at least PW4 / A0 competency certificate issued by Suruhanjaya Tenaga.

\xc2\xb7 Strong analytical and problem-solving skills

\xc2\xb7 Proficient in English and Bahasa Malaysia, both verbal and written

\xc2\xb7 Able to work independently and with minimum supervision

\xc2\xb7 Firefighting training and certification from fire department will be added advantage

\xc2\xb7 Willing to work on shifts/public holidays/weekends
