Prepare & execute works orders for Corrective and Planned Preventive Maintenance to Mechanical Services including:
Air-Conditioning and Mechanical Ventilation System (ACMV)
Fire Alarm, Fire Monitoring and Fire Fighting System
Cold Water and Booster Pumping System
Vertical Transport Systems
and Other Mechanical Systems
Perform the repairs & maintenance of all mechanical breakdowns of the mechanical system.
Responsible for the efficient operations and functions of all mechanical installations and equipment\'s such as Fire Protection system, Air-conditioning system, Water supply system, and building maintenance services.
Ensure safety and security of all mechanical and electrical rooms, including standby generator sets, LV switch rooms, Chiller plants, Water supply pump rooms, switch room.
Assist the implementation and compliance to the approved quality, occupational safety, health and environment standards toward meeting customers\' expectations and fulfill all regulatory requirements.
Assist the Engineer and/or Superior on Electrical registration matters and legal processes, ensuring full compliance with regulatory acts.
Respond and resolve all customer communications in a timely manner, via established channels and recommend ways to enhance operations to avoid repetition.
Conduct regular walkabouts within the assigned project and identify areas of concern that affect the quality of living which includes ensuring prompt actions are taken where rectification works or follow ups are required after the walkabout/inspection process.
REQUIREMENTS
Certificate or Diploma in Mechanical and Air Conditioning Engineering or any equivalent discipline
Minimum three (3) years of experience in property/facilities management.
Possess good knowledge in M & E system that applicable to high rise residential, commercial and or mixed development.
Possess good interpersonal skills and able to maintain effective working relationship.
