PURPOSE
To independently lead,drive, and implement Groups property and office location strategy and overall management to meet the companys financial, corporate and environmental objectives
Strategise, develop, lead and implement comprehensive real estate policy and approach covering transaction management, lease negotiation, workplace management, approaches to ESG considerations
To actively work on a continual basis to improve the environmental impact of the Groups property footprint and facilities usage, and ultimately achieve a net zero carbon position, putting in place the necessary measurement and reporting methods.
To manage the Groups office facilities on a day to day basis
To establish and implement the necessary policies that meet regulatory requirements and global best practice expectations covering occupational health and safety (OHS) and other relevant areas
To provide oversight of and leadership to the local country property strategy and act as an SME
To manage and direct any and all property advisory firms
KEY ACCOUNTABILITIES
To develop companys property strategy under the leadership of Group Chief Commercial Officer
Assume full ownership of the management of the decided property strategy.
To pre-emptively identify and implement plans to meet the Groups office needs
Develop and implement all policy related to real estate inter alia OHS, environmental standards, tenancy agreement standards
Lead and direct all property and facilities management teams across FWD Group providing domain knowledge and guidance, as well as leadership in formulating local policies and approaches
Assess, understand, and implement key laws and regulations and develop appropriate policies and practices to satisfy them
Work with and direct chosen preferred services provider
Direct responsibility for management of property tenanted by GO in HK and SG and oversight accountability for the countries we have a presence in.
To establish clear policies and approaches to successfully implement a flexible working environment responding to emerging trends and needs
To ensure the smooth day to day running of the Groups office locations, ensuring the safety and security of employees at all times
To be accountable for departments budgeting / business planning process, including the development of annual budget, managing against approved budget, and longer-term financial plans
To demonstrably achieve an ESG focused property portfolio, progressing towards a net zero carbon footprint establishing the necessary procedures, checks and balances that will ensure self-sustainability, and to work with BUs to achieve a similar ambition
To provide leadership and management to the facilities management teams in each Groups office location.
To develop key systems to manage property portfolio and to develop key analytics, deriving insight and actionable decisions therefrom.
Work with, advise, lead and guide (as the case may be) with country property heads to develop suitable in-country property strategies and review processes. Immediate projects include but not limited to Thailand property review, Hong Kong business consolidation, and Malaysia GBSN TIM & FWD Takaful review, etc.
QUALIFICATIONS / EXPERIENCE
High functioning property professional with proven track record of leading teams and building relationships and influencing stakeholders at top levels of management
Relevant degree and property related qualifications
20 years of leadership experience across Asia combined with a proven track record of managing property portfolios in a corporate environment
Proven ability to work cross-functionally across multi-disciplinary teams
Sensitivity to cross cultural influences and relationships
Proven ability to work in multicultural/regional team and as part of management team
Proven ability to work within a multidisciplinary, complex, multi-site organisation
Natural problem solver and decision maker through advanced analytical thought
KNOWLEDGE & TECHNICAL SKILLS
Strong multi-disciplinary expertise in property and facilities related matters such as lease agreements and negotiations, ESG, budget management, impact on financial issues, leasing capital expenditure on P&L
Strong analytical, communication, interpersonal, problem solving, team management and relationship management skills
Strong financial acumen including budgeting, capital planning, P&L management and procurement
Strong project management skills with the ability to manage multiple, simultaneous and time-critical projects
Proven self-starter with strong ability to breakdown complex and ever-changing business problems into pragmatic solutions and design, formulate and articulate such solutions to project stakeholders
Able to adapt leadership and communication style to achieve the desired results from interactions with project team members, stakeholders and senior management
Strong interpersonal, verbal/written communication and influencing skills
Strong leadership and organisational skills combined with strong financial and business acumen
Strong ability to transition between a detail oriented and strategic mindset and envision and assess the impacts to both when changes arise
