Assistant Construction Project Manager

Job Description

We are seeking an experienced and proactive Assistant Construction Project Manager to lead and deliver inhouse construction and renovation projects from conceptual design through to completion and handover.

The successful candidate will be responsible for managing the planning, execution, and delivery of projects, ensuring they are completed on time, within budget, and to the required quality standards.

This role requires a dynamic leader with strong coordination, communication, and problem-solving skills to manage cross-functional teams and stakeholders throughout the project lifecycle.

Key Responsibilities



Pre-Development



Act as owner's representative to engage and manage architects, engineers, and specialist consultants. Conduct site visits, feasibility studies, risk assessments, and due diligence. Develop initial concept designs and preliminary costings. Liaise with planners, architects, engineers, and specialist consultants to align with development goals. Identify risks and implement mitigation strategies proactively. Act as liaison between all stakeholders including owner, internal team members, lawyers, planners, architects, engineers, specialist consultants and authorities.

Design Management



Manage the design development process to meet expectations of owner/user, construction quality, and budget targets. Lead value engineering initiatives to optimise design, quality and control, and costs. Review and coordinate technical drawings, plans, QA/QC management procedures, material availability, and specifications. Oversee and drive the completion of the design phase in alignment with project schedules.

Project Management



Monitor site progress and ensure works are carried out in accordance with specifications, quality standards, and contractual deadlines. Lead project meetings with all involved parties, such as architects, engineers, specialist consultants, contractors, and stakeholders. Resolve on-site issues and make timely decisions to avoid project delays. Address legal and financial matters in consultation with owner/management team. Coordinate preparation and review of drawings, specifications, bills of quantities, and all project documentation. Provide regular project updates and ensure timely reporting to management team. Oversee stages from construction approval to issuance of final certificates and handover. Ensure smooth collaboration among all stakeholders.

Cost & Contract Management



Evaluate Variation Orders (VOs), Requests for Approval (RFA), and Requests for Information (RFI) to ensure proper justification and control project costs. Assess and verify construction claims and VO proposals with the contracts and stakeholders. Support procurement strategy, tender evaluation, and contract award.

Stakeholder & Authority Engagement



Maintain strong working relationships with authorities, consultants, and utility providers. Prepare and present progress reports, risk mitigation strategies, and recommendations to owner/management team. Ensure the accuracy of all project reporting and documentation for management review. Support the implementation of internal systems, procedures, and compliance standards.

Other Duties



Perform any other duties as assigned by Management from time to time.

Requirements



Bachelor's Degree in Civil Engineering, Architecture, Construction Management, or a related field. Minimum

8-10 years

of experience in construction, with at least

3 years

in a project management capacity. Proficiency in construction methodologies, cost control, and scheduling. Strong leadership, negotiation, and communication skills, with the ability to coordinate multidisciplinary teams. High attention to detail, proactive decision-making ability, and resilience under pressure. Proficient in MS Project, Excel, and relevant project management tools/software.

PMP certification or equivalent

is an added advantage.
