SCOPE OF SERVICES:

• Support the Regional Head, Manager, and Senior Manager in leading and managing a team of non-executives to ensure efficient execution of facility management operations and maintenance works within designated premises.
• Initiate, plan, and process tender documentation, including preparation, floating tenders, monitoring, evaluation, and overseeing commissioning of operations and maintenance projects.
• Identify and implement service improvements, manage repairs, and maintenance projects within approved budgets and timelines, ensuring alignment with departmental and divisional Business Scorecards (BSC) and Key Performance Indicators (KPIs).
• Ensure strict compliance with Standard Operating Procedures (SOPs) and SEB's best practices for operational efficiency and safety.
• Monitor and manage Annual Service and R&M contracts to ensure seamless maintenance operations while maintaining cost control within allocated budgets.
• Provide expert evaluation and advice on complex technical works proposed by the team, particularly relating to common building defects and maintenance solutions.
• Manage procurement processes for projects exceeding RM100,000, including floating, evaluation, and presenting recommendations in line with SEB's procurement policies and procedures.
• Establish and maintain effective communication and coordination with internal and external stakeholders, including vendors, maintenance contractors, and government or statutory bodies.
• Facilitate stakeholder reporting of defects, malfunctions, and requests to "Sarawak Energy Facility Management" (SEFM) platforms within the designated building boundaries.
• Ensure familiarity with emergency exit routes and actively participate in evacuation procedures when necessary.
• Understand and manage OPEX, CAPEX, asset items, expense items, and asset disposal, ensuring effective execution and control of expenditures within approved budgets.
• Proactively monitor daily operations, address issues promptly, and report to superiors as required.
• Ensure maintenance works are performed in accordance with as-built drawings and collaborate with the Drafting and Surveillance team to maintain drawing quality.
• Promote HSSE practices and compliance with SEB's Life-Saving Rules within the workplace and among contractors.
• Participate in operational, HSSE, and commercial excellence initiatives to enhance service delivery.
• Undertake any additional tasks or duties as required due to the dynamic nature of the division.

QUALIFICATIONS & WORK EXPERIENCE (KNOW-HOW):

• Advance Diploma or Bachelor's degree in building services / mechanical engineering / electrical engineering with min 5 years of relevant experience in facility management (building maintenance).
• Possess competencies in relation to facility management will be an added advantage.
