Oversee the upkeep of all mall facilities including electrical systems, plumbing, HVAC, elevators, and escalators.
Ensure all equipment is functioning properly through regular inspections and prompt repairs.
2. Maintenance Planning
Prepare and implement preventive maintenance schedules.
Respond promptly to maintenance requests and resolve issues efficiently.
3. Team Supervision
Manage and supervise a team of in-house technicians.
Assign daily tasks, monitor performance, and enforce safety protocols.
4. Vendor & Contractor Coordination
Liaise with external vendors and service providers for specialized repairs and servicing.
Monitor contract terms, evaluate service quality, and manage work timelines.
5. Safety & Compliance
Ensure compliance with health, safety, and fire regulations.
Conduct regular safety checks on fire alarms, emergency exits, generators, and other critical systems.
6. Inventory & Budget Support
Track usage and availability of maintenance tools and spare parts.
Assist in managing the maintenance budget and controlling costs.
7. Reporting & Documentation
Maintain logs of maintenance activities, inspections, and incidents.
Prepare regular reports for mall management on maintenance status and issues.
8. Energy Efficiency
Monitor and optimize the use of electricity, water, and other utilities to reduce wastage.
Schedule and maintain energy-efficient systems such as LED lighting, motion sensors, and energy-saving HVAC units.
Analyze utility bills and usage reports to identify cost-saving opportunities.
9. Sustainability Initiatives
Support mall management in implementing green building practices.
Oversee proper waste segregation, recycling programs, and use of eco-friendly cleaning materials.
Encourage sustainable practices among tenants and staff (e.g., reducing single-use plastics, turning off unused lights).
10. Reporting & Compliance (Sustainability)
Keep records of energy consumption and sustainability KPIs (e.g., carbon footprint, waste recycled).
Ensure the mall complies with local environmental regulations and green building certifications, if applicable.
Job Requirements:
Candidates must possess at least a Diploma or Degree in Engineering (Electrical, Mechanical, Civil or Facility Management is preferred).
Additional certifications in Building Management Systems (BMS), HVAC or Energy Management are advantages.
Familiarity with preventive maintenance planning and handling of Annual Maintenance Contracts (AMC).
Must be able to communicate very well in Bahasa Malaysia and English.
At least 3-5 years of working experience in a similar role, preferably in the retail or commercial property sector.
Strong problem-solving and decision-making skills, able to work under pressure (especially during breakdowns and emergencies).
Strong communication and interpersonal skills to liaise with various stakeholders.
Ability to read and interpret technical drawings, maintenance manuals, and SOPs.
Proficient in reporting and documentation (MS Office, CMMS or other facility management software).
