Leading daily property operations
As Manager leading a team of FM professionals, you will be responsible for managing all aspects of daily facility management services and operations at Shell Menara, Shell Retail Academy (SRA) and some small terminal sites. In this capacity, you will be accountable & responsible for the achievement of the Management Plan and all Key Performance Indicators stipulated in the MSA with Shell client. Likewise, you will be required to implement building procedures and performance measures\xe2\x80\x94and ease the path for compliance with these. You are expected to boost on-site operations by promoting best practices and developing better processes and SOPs. You will also ensure that all manners of work reporting and documentation as contractually required are being prepared, reviewed and submitted by established timelines. On top of these, you\xe2\x80\x99ll be at the helm of property safety by driving full compliance with health and safety standards as mandated by the Shell Client.
As part of the FM deliverables, you will also be expected to actively lead and oversee the onboarding of new client sites (4 terminal sites) with support from Shell account regional team and local JLL SMEs. You will be required to occasionally travel to these locations to meet with stakeholders and address operational issues.
Getting the clients\xe2\x80\x99 thumbs up
You\xe2\x80\x99ll be working frequently with clients\xe2\x80\x94that\xe2\x80\x99s why you\xe2\x80\x99ll need to build strong relationships with them. You\xe2\x80\x99ll be expected to proactively make sure that the clients\xe2\x80\x99 expectations are always met. You\xe2\x80\x99ll also serve as the main point of contact for any facilities-related concerns and are expected to effectively manage any client escalations in timely fashion. In the event that issues cannot be resolved in given timelines, you are expected to provide timely updates to Client and continue following through until they are satisfactorily resolved/closed.
Keeping an eye on contracts and the budget
You will take charge of the site\xe2\x80\x99s budget & accounting and ensure that the required financial controls are in place so as to prevent any accidental over-spending, fraudulent malpractices, etc. In addition, you will be required to ensure that billing to Client and payment to vendors are properly managed within agreed payment terms. You\xe2\x80\x99ll also coordinate with vendors and suppliers to ensure that they comply with the procurement processes and deliver quality work practices according to the contract and budget.
