The General Manager is responsible for the overall performance of the asset and the management team. Considerable focus is required on asset strategy and thereby maximizing income, ensuring costs are competitive, and minimizing risks to the Owner by way of managing and developing the onsite team. This is a broad-ranging management role with areas of responsibility including financial, leasing, EH&S, operational, and strategic business planning.

The asset must meet the highest international standards of presentation, guest services and operational compliance and efficiency.

Reporting to: Head of Accounts, Work Dynamics, Malaysia

Direct Reports: Finance & Administration Manager, Operations & Engineering Manager, Security & Emergency Services Manager, Guest Services Manager

Matrix Reports: Total Onsite direct employees \xe2\x80\x93 22 including 24/7 shifts.

Staff Management

Lead and manage a team of property professionals and provide leadership to the management team to maximise effectiveness and efficiency and develop their strengths, skills and knowledge.

Develop the team through performance assessments and training, managing staff workload through resourcing assessment and developing succession plans for key team members.

Manage and develop staff effectively, measured by feedback, turnover, performance, etc.

Ensure all staff and contractors receive designated training and site inductions, and additional approved training for professional development.

Client Service Delivery

Ensure that client (owner) asset plan revenue and profit targets are achieved through proactive budget management.

Deliver exceptional quality service to the client, as assessed and measured by client feedback.

Ensure the timely and accurate delivery to the client and segment senior management of analysis and information for the asset plan, retail reports, monthly reports, owner\xe2\x80\x99s annual reports, team & property business plans and corporate accounts and other reports and information as required.

Ensure that all elements of the property services agreement with the client are understood and complied with by the team and that fees are claimed in a timely manner.

Receive a high level of satisfaction from both tenants and owners in relation to building performance and execution of duties.

Risk Management

Ensure that there are no major risks associated with public liability, fire and lift safety, essential services, non-essential services, the staff and office and contractors. This includes addressing all issues within the appropriate timeframes and ensuring a risk management plan is in place for the asset, particularly covering contractors and the management team.

Ensure that all building systems are operating and maintained, along with management policies and procedures, to the relevant Statutory, JLL and client compliance standards.

Ensure all company and client approved risk management and safety programs, policies and procedures are enacted and adhered to.

Embrace and promote a \xe2\x80\x98Safety First\xe2\x80\x99 policy for all staff, contractors and visitors in line with JLL EH&S Plans

Financial and Asset Management

Lead the team to develop effective and accurate asset plans, budgets and financial reports.

Proactively manage property revenue.

Ensure all asset plan and business plan KPI\xe2\x80\x99s/targets are achieved, including but not limited to, vacancy, revenue, capital expenditure, fees, net return to owner, debt and risk.

Ensure that a tenant retention program is developed, implemented, enacted and maintained.

Identify opportunities to add value to the assets.

Work collaboratively with the assets client(s) to develop strategic plans for the property, focussing on the asset positioning, leasing, capital works and marketing strategies.

Make appropriate and acceptable recommendations in relation to asset strategy, capital works, leasing deals, etc.

Effectively manage the asset(s) to meet joint client performance objectives.

Actively lead the implementation of sustainability tasks and projects identified for your property. Ensure that sustainability data is collected, logged and reported within agreed timeframes.

Skills and Attributes

Tertiary qualifications, particularly in a property related discipline, are preferable.

At least five years\xe2\x80\x99 experience in property/asset management, ideally with previous experience managing premium office assets, with a demonstrated track record of success in significant office lease negotiations.

An intimate knowledge of office sector asset drivers.

Ideally, Kuala Lumpur commercial property exposure with knowledge of local cultural and business practices.

Strong leadership skills, with a demonstrated ability to lead a small to medium sized team, coupled with outstanding interpersonal, communication and negotiation skills.

A high level of financial aptitude, commercial acumen, analytical skills and computer literacy, with the ability to manage an independent profit centre.

A demonstrated ability to add value to an office asset through identifying value enhancing and/or essential capital works, creating additional net lettable area, developing a value adding leasing strategy, etc.
